Description Directs and supervises the performance of LGSTX facility maintenance staff at properties managed by LGSTX Services. Ensures that work is done in a high quality cost-effective manner. Maintains good communication with the Property & Facility Maintenance Management as well as tenants, property owners, and LGSTX management. Controls man-hours of LGSTX maintenance personnel and maximizes the utilization of resources. Inspects scheduled maintenance to ensure that it meets company standards for quality, cost, and timeliness. Supervises the facilities maintenance staff. Coaches, develops, disciplines, conducts performance reviews, and suggests staffing recommendations. Familiar with contract requirements for various properties. The scope of our responsibilities may differ from property to property. The Supervisor must know our responsibilities and meet, but not exceed them. Discusses questions about scope with the Manager and Director when they arise. Performing work outside the scope may result in an un-reimbursed expense. Reports progress of maintenance projects to tenants, property owners, and property managers concerning maintenance of buildings and facilities. Develops positive relationships with these groups and communicates well with LGSTX management. Submits budget recommendations, monitors expenses, prepares cost estimates, and submits justifications for new and replacement tools and equipment. Monitors and controls the use of supplies and equipment. Order supplies as needed. Ensures that all employees follow safe work practices and use required safety equipment. Will perform maintenance and perform other duties as assigned. Qualifications Experience Must be familiar with safety regulations and promote safe work practices (preferred) Must be familiar with snow removal operations (preferred) Must be able to read and understand construction drawings, plans, and specifications.
