POSITION OVERVIEW:The Maintenance General Laborer performs building repairs, preventative maintenance, and skilled building maintenance to ensure cleanliness and upkeep of all properties. Maintenance General Laborer will be expected to perform skilled building maintenance tasks, including repairs to floors, walls, windows/screens and doors/locks, basic plumbing, and small appliance repairs. Some experience with basic HVAC and electrical is preferred. The worker is expected to be able to perform the duties as assigned with direct or minimal supervision, and in accordance with published safety standards and regulations.

ESSENTIAL POSITION RESPONSIBLITIES:

  1. Follow directions given by Facilities Manager or Maintenance Lead.
  2. Perform tasks such as landscaping, completing make readies, preventive maintenance, and daily maintenance requests as assigned.
  3. On-Call 24-hour responsibility for all Residential Care properties and offices in Wichita as per assigned schedule.
  4. Removing snow and ice as necessary at all Residential Care facilities or offices as assigned.
  5. Orally communicate clearly and effectively with team, supervisors, and consumers.
  6. Ability to work independently and manage time effectively to complete assigned work orders. Completing all work order request tickets upon completion of task. Submitting related paperwork appropriately and in a timely manner.
  7. Basic computer skills to ensure checking of work email, completing mileage in Company Mileage, and clocking in/out and submitting time off request using agency ADP timesheet system, submitting expense receipts or any other agency required paperwork accurately and on time.

OTHER POSITION RESPONSIBILITIES:

  1. Promote the mission and values of the Mental Health Association.
  2. Maintains acceptable overall attendance record, to include department staff meetings, agency meetings, and training as required. Ensures appropriate notification to supervisor for absences and ensures that work is covered. Flexibility in work schedule when needed.
  3. Completing required timesheets, mileage sheets, expense sheets and other agency required paperwork accurately and on time.
  4. Exhibits appropriate level of technical knowledge for the position.
  5. Produces quantity of work necessary to meet job requirements.
  6. Works well with a team, keeps others informed of information needed. Treats others with respect, maintaining a spirit of cooperation.
  7. Maintain professional verbal and written interactions with peers, tenants, supervisors, and other staff. Use diplomacy and tact in dealing with difficult situations or people.
  8. Demonstrates the ability and willingness to handle new assignments, changes in procedures and business requirements. Identifies what needs to be done and takes appropriate action.
  9. Completes assigned work, meets deadlines without reminders/follow-up from supervisor or others.
  10. Performs work conscientiously with a high degree of accuracy. Operate in compliance with personnel policies and practices.
  11. Complete required timesheets, mileage sheets, expense sheets and other agency required paperwork accurately and on-time.
  12. Submit receipts on time and code expenses accurately as trained.
  13. Meets goals and objectives as mutually agreed upon during last performance review (if applicable).
