​Join us and be a part of our journey.​ job description Akelius is seeking a proactive and results-oriented regional facilities manager for a portfolio of multifamily assets. 

The successful candidate will have strong attention to detail, outstanding organizational skills, and the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.

The regional facilities manager will collaborate with the regional property managers and construction managers to oversee all physical and financial aspects of facilities and maintenance operations within the assigned portfolio. leadership and management

  • provide strong leadership and guidance to a team of area managers responsible for maintenance facility operations

  • develop and implement performance standards, goals, and objectives for the Area Managers, ensuring alignment with organizational strategies

  • foster a culture of collaboration, innovation, and continuous improvement within the maintenance facility team

  • mentor and coach Area Managers, promoting their professional growth and development

  • conduct regular team meetings, fostering effective communication and information sharing among Area Managers

  • lead by example, demonstrating professionalism, integrity, and a commitment to excellence 

    strategic planning and execution  

  • develop and execute the strategic plans for maintenance facility operations within the region, aligning them with the overall organizational objectives

  • monitor and evaluate key performance indicators (KPIs) to assess the effectiveness and efficiency of maintenance facility operations

  • identify opportunities for process improvements, cost savings, and operational efficiency enhancements

     

  • collaborate with senior management to develop long-term strategies and initiatives to drive the success of the maintenance facilities

  • conduct regular market analysis and benchmarking to identify industry trends, emerging technologies, and best practices in maintenance facility management

  • evaluate the impact of regulatory changes and adapt the strategic plans accordingly to ensure compliance and mitigate risks

     

  • lead and coordinate cross-functional projects and initiatives to drive innovation and continuous improvement in maintenance operations

  • collaborate with asset manger, city manager and accounting departments to develop and monitor budgetary forecasts and financial projections for maintenance facility operations 

  • assess the need for capital expenditures and develop business cases to support investments in infrastructure, equipment, and technology upgrades 

     

  • foster a culture of data-driven decision-making, utilizing analytics and performance metrics to identify areas for improvement and drive operational excellence

  • collaborate with the regional facilities team and other stakeholders to integrate sustainability and energy-efficiency initiatives into the strategic plans for maintenance facilities

  • stay updated on industry trends and advancements in maintenance management software, technology tools, and automation solutions, recommending and implementing relevant systems to optimize facility operations

     

  • lead change management efforts during the implementation of new strategies, processes, and systems, ensuring smooth transitions and employee engagement

  • develop and maintain effective communication channels to ensure alignment and understanding of the strategic direction among the maintenance facility team, senior management, and other stakeholders

    budget and resource management  

  • develop and manage the regional maintenance facility budget, ensuring optimal utilization of resources and adherence to financial guidelines

  • analyze financial reports and variances, making data-driven decisions to control costs and improve budget performance

  • work closely with area managers to optimize resource allocation and ensure proper staffing levels across maintenance facilities

  • oversee procurement activities, ensuring timely acquisition of equipment, supplies, and services while maintaining cost-effectiveness

    v endor and c ontractor m anagement  

  • establish and maintain strong relationships with external vendors and contractors, negotiating contracts and service agreements

  • monitor vendor performance, ensuring adherence to quality standards, timelines, and budgetary requirements

  • conduct periodic evaluations of vendor and contractor performance and provide feedback for improvement or contract renewals

  • collaborate with procurement teams to identify and onboard new vendors or contractors as needed 

    health and safety compliance  

  • ensure compliance with all relevant health and safety regulations, codes, and standards across maintenance facilities

  • develop and implement robust safety programs and initiatives, promoting a culture of safety consciousness and risk mitigation

  • conduct regular audits and inspections to identify potential hazards and implement corrective actions to maintain a safe working environment

  • provide training and resources to area managers and maintenance staff on safety protocols and procedures

    communication and reporting 

  • serve as a primary point of contact for communication between senior management and facilities team 

  • regularly update senior management on maintenance facility performance, challenges 

    who you are

  • 10+ years of technical, multi-family, and multi-site residential maintenance experience

  • 5+ years of supervisory experience with a track record of hiring, developing, and retaining high-performing teams

  • vocational/Technical diploma desired, with additional industry/technical training; bachelor's degree preferred

     

  • bachelor's degree in Business Administration, Facilities Management, or Applied Engineering preferred

  • HVAC, EPA, and/or NAPE certification

  • highly skilled in mechanical systems service, repair, and installation (Electrical, Plumbing, and HVAC certified)

  • extensive experience operating central plant mechanical systems and life safety systems, including elevator maintenance

  • experience with heavy capital projects preferred.

  • knowledge of laws and standards related to property management, such as Fair Housing, Landlord-Tenant Law, OSHA Standards, and local/state building codes

     

  • availability to work flexible hours, travel to multiple sites, and be on-call for emergencies.

  • prior experience in interpreting building schematics, blueprints, design, and construction documents.

  • outstanding leadership qualities with excellent verbal and written communication skills

  • demonstrated exceptional customer service and contribution to a professional work environment

  • can-do attitude, professional appearance, and demeanor

  • proficiency in Yardi and Microsoft Office suite programs

  • valid driver's license and proof of automobile insurance coverage
