Essential Functions* of the position are detailed below and include any physical requirements checked below: 1. Responsible for overseeing the daily maintenance operations and special projects as well as all properties leased or managed by Catholic Charities of the Archdiocese of Chicago 2. Directly and indirectly supervises the work of maintenance and custodian workers 3. Coordinates with outside consultants, contractors and vendors as needed 4. Responsible for management of preventive maintenance plan 5. Makes recommendations to service area's Vice President on any structural changes or modifications needed to ensure compliance with all Agency/programmatic policies and procedures, professional standards, and external requirements of all relevant regulatory, licensing or accrediting bodies in the course of performing job expectations 6. Ensure that all building and maintenance costs monitored and within budget 7. Handles all client and employee complaints as well as crisis situations in consultation with in compliance with policies and procedures and treats each case with sensitivity and expedience 8. Handles a wide array of administrative and technical tasks to ensure compliance with policies and procedures, professional standards, external requirements of all relevant regulatory, licensing or accrediting bodies in the course of performing job expectations 9. Manages and makes repairs to general maintenance equipment 10. Prepares and successfully executes short and long-term plans for usage of space and capital improvements 11. In collaboration with VP, receives and analyzes contractor bids and makes recommendations to chain-of-command 12. Responsible for handling and/or coordinating services to resolve any maintenance-related emergencies, as needed 13. Fills in as a maintenance associate when needed PLEASE NOTE:* Essential functions include all other duties and responsibilities as assigned X Kneel and move from sitting, bending, kneeling or standing multiple times a day. Push and pull objects up to 50 pounds X Climb up and down up to 7 flights of stairs at a time X Lift up to 50 pounds X Additional Requirements: Job duties may need to be performed outdoors in varying weather conditions. Must be able to reach in all directions and climb a ladder, when needed.
