Mill Creek Residential General Superintendent - Los Angeles in Torrance, California

At MCRT the General Superintendent is responsible for overseeing regional field operations for the construction of high density residential and mixed use projects. The General Superintendent will report to the Vice President and President of Construction. The position is also responsible for oversight of third party consultant, inspection and testing program requirements, quality control, safety and assisting with the Pre-Construction process analyzing schematic and design development plans for constructability, logistics, staging and schedule.

Essential Functions/Responsibilities

  • Monitor the quality and safety of work performed at the projects within the Region.

  • Responsible for the oversight and enforcement of all jobsite safety procedures in compliance with OSHA and MCRT policies and procedures.

  • Ensure Company policies and procedures are maintained in minimizing operational and rental expenses.

  • Review performance and costs of all project operations and take action as required to correct problems and improve efficiencies. Keep Project Managers and Superintendents informed at all times regarding cost situations.

  • Work with the Project Managers and Superintendents in creating and maintaining project schedules. Provide monthly updates to the President of Construction on project progress and hot list issues

  • Attend and participate in pre-construction meetings to establish a plan for smooth transitions between estimating/pre-construction and the field operations

  • Oversee Project Field Team preparation and presentation of project execution plans.

  • Monitor all on-site activities with the Project Superintendent to ensure schedule compliance, quality control and delivery, clean up, safety and compliance with plans and specification

  • Resolve and document all construction related design issues requiring the involvement of the Architect, and Engineer of Record.

  • Work with the Construction and Development teams to ensure all construction requirements, bonding, licensing and insurance are in place for the agency permitting of work the start of construction.

  • Maintain good working relationships with Project design and third party consultants. Identify and make recommendations during the Design Development phase of projects regarding project risks including safety/loss control, subcontractor/supplier issues, differing site conditions, schedule, staging, other site logistics and contract document conflicts. Work with those same parties to ensure all construction drawings and specifications are complete and meet the level detail necessary to construct the projects..

  • Provide strategic planning for the staffing of project superintendents. Forecast appropriate staffing needs and manage on-going superintendent staffing needs. Assist with the MCRT new-hire process and ensure that MCRT Standards and Policies are properly administered in the recruitment and hiring of new staff.

  • Handle all Project Superintendent Labor relations on the project obtaining help when required from the MCRT Human Resources department and the regional President of Construction.

  • Develop, maintain and promote positive working relations with representatives of jurisdictional authorities and utility providers involved with and servicing the projects in the Region.

  • Ensure the necessary security for the projects is being implemented in accordance with MCRT policies and project insurance coverage requirements.

  • Ensure that appropriate notices are given and communicate with the President of Construction, the Vice President of Construction and Project Managers concerning weather changes, impact, delays and possible force majeure events.

  • Monitor to ensure all project required testing and inspection activities of agencies and governmental authorities are taking place. Ensure that field staff are maintaining and updating all appropriate records of required corrective work and for tests and inspections.

  • Attend and participate in monthly project team meetings prior to and during course of construction.

  • Promote and oversee the continuing development of the project superintendents through performance evaluations, varying assignments, training and maintaining positive project morale.

  • Assist in the review and selection of subcontractor and suppliers by reviewing scopes of work, bid analysis, and schedule of appropriate personnel.

  • Audit Third Party deficiency logs, testing and inspection reports, submittal and RFI logs to ensure appropriate and timely responses and documentation of work in progress.

  • Review various project reporting prepared by field personnel.

  • All other duties as assigned

Edu ca tion an d/or E x p e ri e n c e

  • A minimum of fifteen years of experience in supervising all phases of construction of high density residential and mixed use projects.

  • Bachelor Degree in Construction Management or related field. Extensive experience in a like position may be considered in lieu of a Bachelor Degree.

Skills/Specialized Kn o w ledg e

  • Ability to communicate well in English both written and verbally.

  • Ability to use a personal computer and have a working knowledge of Microsoft Project, Word, and Excel. Experience in using Procore and Textura a plus.

  • Ability to use general office equipment, such as telephone, fax machine, printer, scanner and copier.

  • Knowledge of construction procedures, building codes, construction procedures, and rough trade work.

  • Knowledge of federal, state and local codes for Handicap, Fair Housing, ANSI, Waterproof, Environment/AQI and Acoustical.

  • Excellent customer service and interpersonal skills; ability to relate to others.

  • Strong organizational and time-management skills.
