ABM Industries Lead HVAC Technician in Tampa, Florida

Pay: $50 - $60 per hour

This position is responsible for operating, maintaining, and performing repairs on assigned HVAC and Refrigeration equipment and controls, chilled water systems, boilers, and various other mechanical, electrical and building systems in such manner as to ensure optimal client relations.

Essential Functions:

  • Overseeing, coordinate and provide trades services to ensure the daily, safe, and efficient operation of all mechanical, electrical, plumbing and all other systems.

  • Operate and maintain heating and air conditioning equipment as required in accordance with the manufacturer's recommendations including, but not limited to, boilers, compressors, chillers, condensers, pumps, fans, air handler units, make-up air units, roof top units, unit heaters, fan coil units, exhaust fans, air circulators, variable air volume devices, fan coil units, split systems, data room A/C units, cooling towers, heater exchangers, hot water pumps, hot water heaters, chilled water pumps, dampers, and other heating, ventilation, and air conditioning related equipment

  • Inspects, operates and maintains the building mechanical equipment, including high pressure boilers, all heating and ventilating equipment, safely, efficiently and reliably to avoid unscheduled shutdowns, to provide comfortable conditioned occupant space and extending the useful life of the equipment.

  • Maintain mechanical, electrical and plumbing equipment, assuring a properly controlled climate

  • Will perform regular hands-on labor trades work with the Building Engineer and Handy Person on-site on a routine basis.

  • Conduct and assist with inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental and ADA compliance

  • Supervise and review technical operations, surveys, energy audits and analysis, HVAC and electrical and plumbing systems, environmental compliance, ADA compliance and acquisitions, and third-party surveys.

  • Inspect facilities for replacement of minor plumbing fixtures, rodding of plumbing systems, replacement of smaller lighting fixtures, trash disposal whereas needed, door hardware replacement, door lock repair, minor repairs to floors, minor drywall painting/patching to walls, hanging pictures, replacement of ceiling tiles, minor patching of areas of piping insulation, etc. by performing daily walk throughs and working alongside Building Engineer and the Handy Person to complete

  • Complete, optimize and review routine maintenance logs according to required intervals including Daily / Weekly / Monthly / & Annual duties.

  • Monitor and maintain optimum performance of all building systems, maintain daily logs and managing the customer’s preventative maintenance program by extensively reviewing all data.

  • Work collaboratively with the client to utilize their Computerized Maintenance Management System in place to facilitate workflow and record Work Order Data.

  • Respond to any notifications of system / equipment, or occupant issues that have been provided as follow-up through a CMMS or client’s personnel

  • When new equipment is installed assist in the preparation of a preventative maintenance program for mechanical, electrical, plumbing and life safety systems in the event a current one does not exist.

  • Ensure that the building operations are sustained while construction projects take place.

  • Coordinate and escort other vendor services at the direction of client i.e. (Elevators, Fire Life Safety inspections and certifications, Generators, Chemical Treatment, HVAC, Electrical, Plumbing, Etc.)

  • Assist with over site and coordination of vendors for capital and tenant improvements when working on- site.

  • Assist client management in contacting subcontractors for bids for various specialized construction work.

  • Assist client management in the review of bids with ownership/management to determine proper scope and economically feasible pricing.

  • Administers necessary inventory control programs to ensure adequate spare parts and materials inventories.

  • Demonstrates exemplary client relations, team spirit and respect of others

REQUIRED EXPERIENCE/QUALIFICATIONS

  • 10+ years Building Automation Controls experience with some supervisory responsibility in an industrial/manufacturing, commercial property or data center environment with extensive experience in operation, installation and maintenance of HVAC systems.

  • Advanced technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.

  • Ability to read and analyze Electrical, Mechanical, and Plumbing drawings

  • Knowledge and understanding of all applicable practices/techniques, laws, project controls, and environmental regulations

  • Familiar with Energy Management System (EMS)/programming, fire alarm systems, and Building Management Systems

  • Strong Computing Skills in Microsoft Office Suite Programs such as: Outlook, Excel, Powerpoint & Word

  • Experience working as a user in a Computerized Maintenance Management System (CMMS)

  • State Issued Driver’s License and good driving record

PREFERRED EDUCATION

  • Associate Degree or higher

  • OSHA-10, OSHA-30, LEED Certification, Journeymen and/or Master Electrician License through the State of Florida, Journeymen and/or Master Plumber License through the State of Florida.

  • Building Automation System Controls such as: Tridium/Jace, Niagara AX & N4 Technical Certifications, Niagara AX Developer Cert, Niagara N4 Advanced Technical Cert, DistechGFX Engineering, Johnson Controls PCV/G Engineering, Honeywell Spyder Engineering, Square D VFD, Trane Building Automation System Controls, etc.
