Title: Head Custodian DBM Classification: B24/Grade 7/ Class 7 Department: Facilities Salary Range: $24.31 - $30.92 Employee Group: Custodian Prepared Date: March, 2024 Reports to: Coordinator of Facilities FTE/ FLSA Status: 1.00-12-Months- Nonexempt SUMMARY OF RESPONSIBILITIES Under the direction of the Custodial Coordinator, the Head Engineer oversees and supervises all custodial and maintenance activities and needs within an assigned building/facility, directs, schedules, and monitors maintenance programs on mechanical systems, electrical systems, plumbing systems, custodial equipment, and other building components or systems. DUTIES AND RESPONSIBILITIES Directs and leads the custodial operations within the building, working alongside day staff for custodial duties Planned, laid out, assigned, scheduled, directed, and reviewed the work of maintenance and custodial staff. Participates in the interview/selection process to recommend hiring new personnel for respective buildings. Implements preventative maintenance programs and record-keeping using F.M. Systems. Monitors all utility usage and applies energy conservation measures. Initiates and recommends budgetary needs (short-term and long-range needs). Controls inventories within respective buildings. Implements approved budget for acquisitions of supplies and equipment. Meets with vendors to ensure competitive pricing and quality products and/or services. Completes and updates safety records, including but not limited to material safety, datasheets, playground safety checklist, the first report of injury, asbestos records, lockout/tag-out procedures, underground storage tanks, and building blueprints and inventories. Assists in implementing District-wide training programs for new and existing custodial personnel. Assigns and directs cleaning and maintenance schedules for custodial staff. Coordinates utilization of building spaces with community education events and needs. Performs other duties of a comparable level/type, as required. KNOWLEDGE, SKILLS & ABILITIES Knowledge of hand, power, and diagnostic tools and equipment. Knowledge of applicable laws, rules, codes, and guidelines pertaining to right-to-know and custodial/facility operations. Knowledge of all safety precautions applicable to trade. Knowledge of preventive maintenance practices. Knowledge of HVAC operation, repair, and maintenance fundamentals and procedures. Knowledge of the Boiler Water Treatment Program and chemicals is required. Knowledge of the application, use, and proper storage of all chemicals used in the performance of the job. Knowledge of hazardous waste disposal, cleaning techniques, and materials. General and fundamental knowledge in the principles and general repair and maintenance procedures in the mechanical, electrical, steam, air system, carpentry, and masonry or plumbing. Knowledge of building structures and maintenance functions required to operate efficiently at minimal cost. Knowledge of District procedures and policies associated with purchasing and other administrative processes. Knowledge of swimming pool operation and chemicals. Establishing effective working relationships with employees, supervisors, department heads, and building staff. Supervising, planning, delegating, evaluating, and handling personnel activities and actions for custodial and maintenance personnel within the building. Budgeting, including acquisitions, specifications, bids, and tracking expenditures. Planning, scheduling, prioritizing, and organizing tasks and functions for staff. Ability to work independently with minimal supervision. Computer skills in operating computer software and applications used in the job performance. Using appropriate tools and diagnostic equipment to test, repair, or replace equipment. Performing routine carpentry, masonry, plumbing, HVAC, and electrical maintenance, preventive maintenance, or repairs. Implementing and monitoring preventive maintenance programs. The potential risks and hazards can be significantly minimized with proper training, skills, and proper use of safety equipment and risk management procedures. EDUCATION and/or EXPERIENCE High School diploma or equivalent. Minimum of three years of building maintenance and custodial experience and one year of previous lead/supervisory experience. CERTIFICATES, LICENSE, REGISTRATIONS Boiler's license 1st class, Pool Certificate, Driver's License Able to get Chief Boiler's licenses within one year.
