Job Description:

Reporting to Asset Manager, the centre manager supervises a team of executives, technical personnel and on-site staff to deliver the agreed asset strategy and budget to ensure the efficient and smooth operation of all matters relating to the Asset in particular the leasing, maintenance and management of the Asset.

Duties of the above includes, inter alia, the following tasks:

  • Oversee the MCST’s management and operations of the Asset, i.e.

  • Planning and implementation of building and M&E plant and equipment maintenance programmes.

  • Set up and supervise all operating procedures for the Asset including security, fire safety, emergency and evacuation procedures.

  • Enforce the rules and regulations contained within the Tenants’ Brief, Lease Agreements and all relevant code of practices and statutory acts.

  • Constant review contract specifications such as those of cleaning, security, landscaping, pest control etc. and make recommendations of upgrading standards.

  • Conduct regular inspections of all common areas, equipment, public walkways, external façade etc.

  • Constant check on the Asset to ensure prompt removal of all fire hazards, proper functioning of fire escapes, fire doors and obstruction-free access.

  • Oversee the preparation of estimates for repair works, works specifications, invitations for quotations, recommendations of award, supervision of completed works including drafting of contract documents.

  • Oversee and ensure that any complaints from the occupiers of the Asset are trouble-shoot, handled and properly closed.

  • Identify problem areas in management and recommend improvement plans to maximize the efficiency of management.

  • General administration of all site staff matters relating to rostering of duties, discipline, control of performance standards and staff welfare;

  • Preparation of the annual operational and capital budgets and business plans to Asset Managers; and

  • Preparation of the monthly report of the activities and state of management of the Asset for Asset Managers.

  • Liaise with government authorities/statutory boards, architects, engineers and other divisions on matters relating to leasing, management and maintenance of the Asset.

  • Attend to emergency situations in the Asset and other duties assigned from time to time.

Requirements:

  • Diploma or Degree in Building / Facilities / Property Management or any relevant discipline with minimum 5 years’ experience in similar capacity in Retail property management.

  • Good analytical skills to assess situation and determine the best course of action.

  • Strong leadership and stakeholder management to work with client and tenant.

  • Good communication skills, both verbal and written.

  • Dynamic, resourceful, self-motivated, and able to work independently.

  • Retail, MCST and team management experience will be a strong advantage.

  • Must be able to commit 5.5 days.
