You will work closely with internal teams and external partners. You will make decisions and find solutions quickly and with confidence, and not expect someone else to show you the right way forward. Key job responsibilities

• Responsible for leading and managing a team of construction managers and coordinators and their career development within a region in the US.

• Create, manage, and assign overall staffing and assignment of projects across the team, ensuring project deliverables are on time and under budget

• Establish and maintain best in class project scheduling and budgets, responsible for overall project delivery including all FF&E and construction.

• Effectively manage and report on capital expenditure budgets for your region and operational budgets as required.

• Drive and oversee the creation and continual improvement of Amazon Fresh Stores Construction SOP’s, Master Service Agreements, Bidding procedures, GC qualifications, and other legal and process documentation.

• Manage projects and effectively influence, negotiate, and communicate with internal and external business partners, contractors and vendors.

• Responsible for oversight of General Contractor (GC) pool, Qualifying GC’s

• Ensuring landlords and developers are delivering per lease agreements.

• Deliver projects on time and on budget.

• Participate in the design development process to collaborate and value engineer construction methods to reduce time and cost.

• Oversee change order negotiations and contract compliance.

• Serve as the liaison to developer/landlord reps to coordinate building envelope delivery.

• Manage and adhere to AIA and AFS contract documentation process.

• Lead and track team deliverables and strive for a collaborative team environment.

• Ensure contractor compliance of life safety/OSHA requirements are met on all job sites to minimize risk.

Basic Qualifications

• 15+ years of experience in the construction management of retail / commercial buildings, demonstrating progressive responsibility and growth within the construction/facilities industry

• 10+ years of managing direct reports

• Ability and willingness to travel up to 40%

• High level of expertise in construction costs/estimating, project schedules and staff scheduling across multiple projects and geographies

• Strong communication and writing skills, ability to present independently to executive leadership

• Ability to work within an ambiguous environment and effectively manage change

• Knowledge of Building Codes and inspection processes, to deliver Temporary and Final Certificate of Occupancy

• Experience creating and manage budgets that are several million dollars

• Proficient in MS Excel, and MS Project, construction platforms/software, e.g.; Procore

• Ability to lead negotiations, and manage high level meetings and discussions across Amazon Leadership, developers and landlords

• BA/BS degree from accredited university in related field

Preferred Qualifications

• Experience developing/building Grocery Retail Stores.

• Have strong project management experience and facility management experience

• Experience in negotiating General Contractor contracts (master agreements / work-orders)

• Familiarity with business process documentation and improvement

• Excellent written and oral communication skills

• Ability to meet tight deadlines and prioritize workloads

• Ability to work with technical and non-technical business owners to overcome obstacles and deliver results

• Provide business decision support and participate/lead special projects

• Strong organizational skills

• Self-motivated, able to work both independently and collaboratively within a team as projects dictate.

• MBA, Construction Management or related degree from accredited university

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $133,800/year in our lowest geographic market up to $221,300/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
