Financial Accounting Analyst Seattle, WA We are seeking a Financial Accounting Analyst to join our account team which manages a large real estate portfolio for a client with properties in Seattle, Bellevue, and New York City. The finance team sits onsite in the Seattle campus. The Finance Analyst will oversee all monthly close, reporting, budget & reforecasting. This role will serve as a key partner to the leadership team and will have high visibility with the client. Essential Duties and Responsibilities: Prepare monthly accruals.Investigate the general ledger detail, budget details, re-forecast details.Must become familiar with the assigned portfolio accruals. Drive the month-end close procedures for assigned portfolio, gathering the necessary information from each property team to prepare accruals, variance comments as well as assigning review tasks to the general managers and finance managers. Analyze actuals vs. budget each month to determine main drivers of the variances and record adjustng journal entries as necessary. Lead monthly meetings with the senior property manager(s) and chief engineer(s) of the designated property team while summarizing the high-level budget variances. Verify GL accuracy for assigned portfolio and that the client reporting package is completed each month before distribution. Support the Finance Manager in preparing the budget bi-annually. Prepare reforecasts throughout the year, analyzing YTD budget variances and assumption changes. Collaborate with property manager(s) to complete periodic reforecasts. Prepare detailed variance comments in regards to budget comparisons including but not limited to budget vs. reforecast and year-over-year comparisons. Prepare detailed and organized workpapers/reconciliations that support budget inputs including but not limited to capital expenditure spend, lease assumptions, straight line rent, and utilities forecasts. Prepare analytical reports for client review as companion appendices to the final budget. Prepare manual tenant adjustments for Property Manager review and approval. Assist with reviewing the annual operating expense estimates and operating expense reconciliations, with the Property Manager(s). Prepare bill-backs on a monthly basis for Property Manager review and approval. Calculate percentage rents for the retail tenants on a monthly basis for Property Manager review and approval. Support property teams in preparing specialized PO's. Prepare and submit semi-monthly funding requests for operating accounts and supporting documentation for client to review. Respond to questions from the client regarding funding requests. Investigate outstanding checks from the bank reconciliation. Understand the spend policy & contract compliance, be a subject matter expert. Own the monthly internal audit process with the client. Meet with the offsite AP team bi-monthly to drive process needs. Other duties as assigned.
