*What you'll do: *The Brass Tacks

Ensures the physical, mechanical, electrical, and plumbing systems of the communities are maintained to the highest standards. 

Brings new ideas and technology to the GM/HOA to ensure the building runs as efficiently as possible.

Manages engineering and housekeeping teams including recruiting, training, mentoring, scheduling and managing performance

Drafts, evaluates, negotiates and enforces maintenance contracts

Assists with building and adhering to established budgets

Processes Payroll and schedules all Engineering and Housekeeping staff

Responsible for ensuring the building equipment licensing and permits are up to date at all times

Ensures the security, cleanliness, preventive maintenance and repair of all engineering department tools, equipment and safety features are in accordance with established procedures.

Ensures all maintenance supplies, tools, storerooms and workspaces are kept in a clean, stocked, and orderly manner.

Communicates in writing and verbally with residents, guests, developers in a professional manner.

Delegates and completes work orders in a timely and professional manner.

Prepares reports and budgets for management and/or board of directors.

Works evening, nights, weekends, and holiday shifts based on the needs of the building.

Must be able to communicate, address issues or concerns, in a prompt and efficient manner.

Responds to common inquires or complaints from residents, regulatory agencies, or members of the business community.

Responds to after hours calls with urgency

Reports and addresses unsafe conditions immediately.

Complete annual OSHA & Safety trainings, as required.
