JOB SUMMARY: Responsible for overseeing the strategic and tactical operations of the Land Acquisition Department and activities that support achievement of the division's business plans. This role develops and ensures implementation of the division's land acquisition strategy by setting goals and creating policies and procedures and driving actions necessary to achieve the business plan. Responsible for employee staffing, development, training, and retention.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Land Strategy
Design, implement & manage action plans to achieve forecasted lots needed to meet division's business plan goals
Establish land acquisition goals that support the business plan
Identify areas for improvement that will assist the achievement of business plan goals & provide the opportunity for growth of the division's sales & operations activities
Land Search
Continually search for lot & land purchase opportunities using a variety of methods
Establish strong relationships with sellers (developers, land owners, brokers, builders, banks, etc…), and other related parties (banks, attorneys, engineers, planners, etc…) to ensure access to potential opportunities & information on deals transacting in the market
Network to represent the division in the market and to stay informed of opportunities for the division
Assist all division staff with building strong relationship strategies with external sellers & related parties
Land Acquisition
Direct & manage the identification of opportunities for lots/land, Letters of Intent (LOI's), negotiations, proforma financial analysis, and purchase agreements for acquisition of lots/land to support the division
Direct & manage land packages for all acquisition opportunities including all data gathering & analysis, preparation & timely delivery of land packages to the Land Committee (LC) and participation in LC Review
Management
Direct & manage acquisition staff
Responsible for all land acquisition goals to achieve the business plan goals & targeted growth of the division
Responsible for creating a positive, motivating, and challenging work environment to promote productivity
Build & maintain strong positive relationships with other division departments that support teamwork and lead to the success of the division in reaching all business plan goals
Conducts interviews and makes hiring decisions
Continually evaluates the land team's performance to identify skill gaps, implement training/development solutions, and drive achievement of business plan goals and growth targets
Recommends and participates in development plans and corrective actions when needed
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education
Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required
Masters Degree preferred
Experience
VP level:
10+ years of land acquisition experience in support of achieving business plans, building a pipeline of land opportunities, and driving business revenue/unit/profitability growth
5+ years of direct management experience of land acquisition team
Director level:
5+ years of proven land acquisition transaction experience
2+ years of leadership experience of small to medium-sized teams
Demonstrated leader within homebuilding or related industry
Knowledge, Skills & Abilities
Demonstrated leadership capabilities, including strategic planning, motivating teams, employee development, and being results oriented
Understands market and industry trends
Ability to connect with people, and develop and maintain professional relationships
Action oriented, with the drive to push for successful close of acquisitions
Proven ability of being customer focused by seeking solutions from the customer's perspective
Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
Proven ability to lead and execute strong oral presentations
Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate & collaborate to solve complex problems
Ability to make quick and accurate decisions based heavily on facts, data and/or metrics
Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook
Ability to use LandVision
