Senior Project Manager - Real Estate

As a Senior Project Manager in Real Estate, you’ll play a crucial role in overseeing and managing a North American (Canada and US) Network of commercial real estate development projects from inception to completion. The Network includes owned and lease locations. Your responsibilities will include managing budgets, schedules, and internal as well as external resources to ensure that projects are delivered safely, on time, within budget, and to the highest quality standards.

Duties and Responsibilities:

1. Project Execution Management:

o Lead projects from requirements definition through deployment, identifying schedules, scopes, budget estimations, and implementation plans, including risk mitigation.

o Manage all aspects of project execution, including schedule development and management, budget development and management, internal approvals, design and construction document production, RFP processes, construction, MEP (mechanical, electrical, plumbing), furniture, and move coordination.

o Ensure that the project is executed within the defined schedule and budget.

o Oversee all aspects related to the planning, design, construction, and occupancy of medium to large business offices and call center projects.

o Establish and maintain relationships with relevant Landlord, stakeholders, providing day-to-day contact on project status and changes.

2. Value Engineering and Cost Reduction:

o Review proposed plans and construction documents to identify possible value engineering and cost reduction opportunities.

3. Capital Planning and Coordination:

o Manage the annual capital planning process.

o Coordinate with Construction Managers and the Supply Chain department to identify and partner with select vendors for outsourced services on assigned projects.

4. Design Interpretation and Coordination:

o Carry out plan and specification analysis to provide clear, trackable, and coordinated interpretations of the design/drawings for construction.

5. Workspace Modifications and Compliance:

o Plan, manage, and coordinate minor workspace modifications and construction activities in the region.

o Ensure compliance with various OHS/EHS (occupational health and safety/environmental health and safety), access, fire, and safety standards.

6. Project Meetings and Strategic Planning:

o Chair weekly project meetings with consultants and internal partners.

o Attend all IT project meetings to ensure proper coordination and communication across internal groups.

o Contribute to the creation of strategic market growth plans, including store growth targets and target markets.

Education and Certifications:

Education: A relevant degree such as Bachelor’s and University Degree in Architecture, Engineering, Construction Management, Real Estate, Business, Construction, Technical, or Project Management.

• Certifications: Consider certifications such as PMP (Project Management Professional), LEED (Leadership in Energy and Environmental Design), PE (Professional Engineer), AIA (American Institute of Architects)

Skills, Experience and Knowledge:

• Minimum 7-10 years’ experience within construction/building industry (working for a general contractor/construction management or technical consultant companies etc.) performing medium to large scale and complex commercial projects

• Strong attention to deadlines and budgetary guidelines

• Proven success working with all levels of management

• Strong written and verbal communication skills

• Excellent presentation skills

• Knowledge of leases, contracts and construction practices

• Successful people and culture leadership

• Fluent in English both spoken and written, French
