Americas Transaction Lead

The Associate Director of Real Estate – Americas Transactions Lead will be a key member of the Global Real Estate team which serves as a strategic partner to the company around the world. The role is focused on our Americas portfolio. The role requires someone with skills in relationship management, real estate strategy/planning and transactions.

The role will build strong relationships with our company’s Facility Management organization, regional finance leaders, business and will be their primary point of contact for real estate portfolio and transactions strategy. All real estate transactions require approval by our Company’s senior leadership and the Associate Director role will work closely with the Real Estate leadership and Facilities Management to develop solid business cases which will include the appropriate input from Global Real Estate functional and external experts.

By engaging in regularly cadenced meetings with cross functional partners regarding the real estate strategy and documenting the same, the associate director will be able to ensure that the business cases are prepared with enough lead time to allow for full financial vetting and design evaluation without negatively impacting required delivery dates.

The Associate director will engage with our company’s global real estate service partner to monitor selected markets, identify good site options and/or conduct due diligence. The Associate Director will also work closely with the real estate Leadership, Occupancy Planning, and Regional Legal leads to support the contract negotiations.

The ideal candidate is a professional in real estate working in a role that requires them to influence outcomes in a multinational environment. Ideally this candidate will have experience in the geographies which they would be responsible for in this position.

The candidate is a creative thinker with strong financial acumen in terms of understanding how real estate deals can affect the P&L of a publicly traded company.

The candidates should have a solid and well-established track record of analytical and client facing positions and have at least 8 years of Real Estate related experience including dealing with business leaders at a reputable multinational life science company

The successful candidate must have a strong understanding of complex real estate transactions and demonstrate clear strength in strategic portfolio planning and exceptional client engagement skills. A proven track record showing strong communications skill is also required. Previous experience with US headquartered organizations is also an advantage.

Responsibilities

  • Driving the development of multiple disciplinary real estate solutions for business challenges and initiatives across the Americas Portfolio.

  • Driving Americas real estate planning process to develop short, medium, and long-term solutions that support business strategies.

  • Developing and maintaining excellent relationships with international business leaders across Americas.

  • Collecting, consolidating, and disseminating key business data and intelligence to aid Global Real Estate Services in the development of overall portfolio strategy and operational plans.

  • Using comprehensive analysis that draws on the expertise of various subject matter experts and other Global Real Estate Services team members as well as business input to develop solutions to business issues to proactively identify opportunities for the business to lower real estate costs or improve portfolio effectiveness.

  • Ensuring that Global Real Estate Services leadership is up to date on all information and status of ongoing initiatives (this includes maintaining a weekly briefing report to summarizes all activities and progress ongoing efforts.

  • Ensuring that Global Real Estate Services transaction strategy is aligned with business strategy and portfolio planning strategy and ensuring that the transactions that are executed conform to the agreed upon strategy.

Position Qualifications :

Education Minimum Requirement:

  • Bachelor’s degree in real estate, business, finance/accounting; or a related area is required. Graduate degree in Real Estate is preferred

Required Experience and Skills:

  • Requires 8 years + of real estate related experience in the life sciences sector, including an understanding of discounted cash flow analysis

  • Experience in leading real estate transactions from inception to completion, including complex lease negotiations, property acquisitions, dispositions, and lease renewals

  • Experience in roles requiring a consultive approach and relationship building with clients

Preferred Experience and Skills:

  • Experience with laboratory and industrial real estate transactions

  • Excellent client engagement and relationship building skills

  • An analytical approach to problem solving and the ability to rapidly evaluate and distill key information

  • Demonstrate ability to successfully manage competing priorities

U.S. Hybrid Work Model

Effective September 5, 2023, employees in office-based positions in the U.S. will be working a Hybrid work consisting of three total days on-site per week, generally Tuesday, Wednesday and either Monday or Thursday, although the specific days may vary by site or organization, with Friday designated as a remote-working day, unless business critical tasks require an on-site presence. $122,800.00 - $193,300.00
