As an employee of Sarpy County, you receive regular pay for the services you provide at a rate of $24.74per hour. In addition to your hourly wage, Sarpy County provides benefits, such as insurance and retirement, which are valued at up to $28,447.65 per year.

GENERAL PURPOSE Under the general supervision of the Foreman or designee, performs a variety of skilled technical work to maintain County-administered buildings and equipment requiring considerable responsibility and independent judgment.

SELECTION CRITERIA Formal application, rating of education and experience, interview, reference checks, successful completion of a national criminal background check, successful completion of a pre-employment drug screen, and other job related tests or checks as may be required.

Maintain building equipment to ensure fully operational conditions and provide guidance to other departmental personnel. Establish and maintain effective working relationships with clients, supervisors, County employees, elected officials, attorneys, law enforcement, judges, other agencies, and the general public. Inspect and diagnose problems and determine best method to correct deficiencies utilizing available resources (e.g., blueprints, repair manuals, parts catalogs, etc.). Provide maintenance on low pressure boilers, air conditioning units, heat pumps and exhaust fans as code allows. Repair plumbing, including leaky faucets, stools and bathroom fixtures as code allows. Perform electrical repairs as code allows. Install, repair, adjust or replace equipment, re-locate office and move furniture. Inspect and maintain assigned maintenance equipment and small tools for proper operating condition. Perform some skilled and semi-skilled building maintenance including repair and remodeling tasks, (including, but not limited to rough carpentry work: erect partition, repair and hang doors, build shelves, repair walls and ceilings, build window frames, make minor repairs to wooden fixtures and furniture), painting, and cleaning as needed or directed. Maintain current skills and knowledge in the proper and safe techniques of building maintenance. Obtain supplies and repair parts from distributors or storerooms. Apply safety practices and procedures commonly used in maintenance work. Keep and maintain records of work completed. Open and close, lock and unlock facilities as needed. Respond to after-hours call-backs as assigned. Report to work with regular, predictable, and consistent attendance.

*Peripheral Duties* Assist with snow removal and may be required to pick up litter or other debris from around the Courthouse complex and grounds. Assist with custodial and building/grounds services on an as-needed-basis when coverage and/or emergency assistance is necessary Assist with minor capital project over-site; recommends scope of work; solicits cost proposals; and monitors construction project activities. Serve as a member of various committees as assigned. Perform other duties as directed and assigned.

*Education and Experience:* High school Graduation or GED require . Three (3) years of experience in preventivemaintenance and repair of large commercial buildings or complexes required.

Third GradeEngineer License or additional licensure/certification (e.g. plumbing, electrical, HVAC, etc.) required. Approved combination of education, training, and/or work experience that would provide equivalent knowledge, skills, and abilities may be considered and substituted for the stated education and/or experience.* *Special Requirements *Valid motor vehicle Driver's License required and ability to meet and maintain Sarpy County 'acceptable driver' standards.

*Necessary Knowledge, Skills and Abilities:* Working knowledge of the various types of mechanical equipment in County owned buildings Working knowledge of equipment and supplies used to do minor repairs Knowledge of applicable safety precautions and first aid Skill in reading and interpreting drawings, sketches, instructions, and equipment specifications to repair equipment Skill in operation of listed tools and equipment including snow removal equipment Ability to work independently and to complete and log daily activities according to work schedule Ability to lift heavy objects, walk and stand for long periods of time Ability to use equipment and tools properly and safely Ability to work under pressure and/or frequent interruptions Ability to navigate stressful situations while maintaining composure Ability to understand and follow exacting verbal and written instructions Ability to prioritize work and carry out assigned projects to completion Ability to communicate effectively, in English, both verbally and in writing Ability to operate a variety of common hand tools, including carpentry and plumbing tools; saws, drills, wrenches, hammers as well as specialized equipment and electronic testing devices, painting equipment and snow removal equipment
