Reports To:Operations Manager Supervises:Team Leaders, Cleaning Personnel

Basic Function:Directs and coordinates activities concerned with delivery of company services to customers by performing duties personally or through subordinate supervisors/team leaders and direct supervision of non-supervisory employees. Plans, organizes, and directs the work of subordinates so as to achieve specified profit goals, and maintains effective customer relations.

Major Responsibilities: 1. Review and approve employee hours worked submitted on time keeping systems. 2. Continually evaluate procedures, methods, and materials for purposes of improving performance and reducing cost of operation. 3. Insure that all operational equipment and vehicles and maintained in a clean, operable condition. 4. Implement approved operating policies, methods and procedures. 5. Develop and train subordinate supervisors, appraise their performance, and make recommendations concerning wage adjustments, promotions, transfers, or terminations. 6. Make recommendations concerning adjustments in contractual arrangements based on operational need. 7. Plan and organize the work in assigned start-up operations. Supervise ongoing operations. Insure performance work in accordance with contract specifications. 8. Recommend the procurement of expendable and non-expendable supplies and equipment. 9. Perform continuous evaluation of each assigned account taking action as required to eliminate substandard performance. 10. Establish and maintain effective customer relations. 11. Take immediate action on routine complaints pertaining to accounts. Report to the Operations Manager those of a serious nature. 12. Reallocate work as required because of personnel shortage or special requirements. 13. Schedule and assign periodic cleaning and special projects and maintain records of work completed. 14. Direct the activities of all cleaning personnel. Insure budgeted objectives are met. 15. Take necessary classes to improve knowledge of changes in your field and the function of your department. 16. Perform such other duties as assigned by the Operations Manager.

Management Responsibilities:Directly manages 10 to 75 employees. Carries out managment responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints; and resolving problems.

Qualifications:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience:College degree and three years of management experience. Five years of janitorial/maintenance experience.

Language Skills:Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills: Ability to work with mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations.

Other Skills and Abilities: Reasoning Ability: Ability to apply commonsense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Ability to read and write in English. Ability to understand both written and oral instructions in English.
