Blue Line Drywall is currently seeking a full time Senior Project Manager to join our growing team. The Senior Project Manager is responsible for supervising multiple Project Managers and Superintendents through the life cycle of all projects assigned to this role.This includes but may not be limited to account management: business development and client engagement; estimating: scope of work (SOW) generation, detailed and comprehensive quantity takeoff, accurate cost evaluation, subcontractor and supplier bid solicitation, scope qualification and evaluations, operations: pre-construction and construction activities (scheduling, material ordering and logistics, subcontractor administration, health and safety management, etc.), budget development, submission, and analysis, cost management, project risk evaluation and mitigation, quality control, and change order recognition, development, and management; finance: reoccurring and end of project analysis and reporting, contract review, cost management and accounting.

Responsibilities will be:

  • Assemble accurate and well organized estimates and proposals in a timely manner for Stipulated Price, Design-Build and Construction/Project Management formatted projects. Review proposal specifications and drawings to determine scope of work and required contents of estimate.

  • Organize sub-contractors quotations, negotiate to insure quotes meet contract documents and issue proper documented purchase orders.

  • Complete Budgeting and Scheduling for projects and track same. Monitor progress and identify any potential risks.

  • Maintain relationships with sub-contractors and clients.

  • Communicate with Business Development regarding new and current projects

Essential Skills:

  • Build effective relationships with customers, specialty contractors, suppliers, and user groups that reflect and support company vision, mission, and core values and meets or exceeds the customer’s expectations.

  • Tracks and manages material inventory to maintain appropriate levels for the region Identifies material concerns proactively and works with purchasing to avoid schedule disruptions

  • Reviews project documentation including SOW, budget, subcontract agreements, and schedule with PMs and Superintendents

  • Recognizes issues that fall outside of SOW and coordinates with all stake holders to capture all potential related costs to present to client

  • Creates necessary change orders and communicates with client before proceeding with work

  • Collaborates with PMs and Superintendents to optimize efficiency and effectiveness of resources including management, subcontractor labor, materials, and equipment

  • Drives projects to completion and ensures adherence to SOW, code compliance, and quality expectations

  • Conducts final site walk with PMs, Superintendents, subcontractors, and clients for project turnover • Reviews project financial performance and maintains proper allocation of costs

  • Analyzes and reports all financial projections and performance for each assigned project

  • Manages project liability and risk management through the lifecycle of each project

  • Conducts regular onsite inspections of projects for progress and safety compliance Identifies issues during construction related to quality, budget, schedule, code compliance, safety, etc.

  • Generates and reviews project documentation including subcontract agreements, material orders, purchase orders, schedules, etc.

  • Partners with purchasing to order materials, setup logistics, and ensure items arrive according to schedule

Qualifications:

  • Experience in construction estimating / construction management / project management

  • 3 or more years’ experience with increasing responsibility as a Project Manager

  • Bachelor’s Degree in related field preferred

  • Proficiency with MS Word, Excel and estimating software (i.e. Planswift, OST)

  • ERP systems / CRM is a plus

  • Precision and accuracy in calculations and documentation.

  • Able to work with speed and efficiency.

  • Understanding of the influence of market conditions on pricing.

  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally.

  • Work effectively with all colleagues and constituents and actively participate as a team member. • Excellent time management and organizational skills.

  • Strong sense of urgency and initiative.

  • Take ownership of projects/clients managing both up and down.

  • 30-hour OSHA certification,

  • PMI certification

  • Preferred Language skills: Conversational Spanish

  • Valid Driver’s License
