MAJOR FUNCTIONS:

Under general supervision, the Maintenance Supervisor will supervise overall repairs and maintenance for the assigned site(s). The Supervisor is responsible for managing day-to-day activities and tasks of custodial/maintenance staff to ensure all in-house repairs and tasks is completed and facilities are kept clean and safe at all times. The Supervisor will also work in conjunction with the Maintenance Director to evaluate all work orders and liaise with contractors/vendors to perform work in an efficient and cost effective manner.

DUTIES AND RESPONSIBILITIES:

  • Provides day to day management of the Maintenance and Custodial Services contract

  • Communicates all aspects of contract requirements to the Maintenance Services contractor and monitors performance to ensure that all requirements are being met

  • Prepares work order requests and transmits them to the maintenance contractor

  • Maintains a database reflecting the status of all repairs

  • Verifies satisfactory completion of all repairs and records them in the database

  • Conducts regular inspections of client dormitories and common areas

  • Acts as Samaritan’s 24 hour on call point of contact for emergency repairs

  • Ensures that preventive maintenance and custodial services are performed in accordance with approve schedules

  • Acts as Samaritan point of contact for the DHS RSRI process

  • Coordinates with Program Staff with respect to correction of physical plant deficiencies identified as a result of OTDA, Callahan, and other oversight inspection processes

  • Coordinates with Central Office staff in addressing violations and obtaining all documentation required to have them successfully removed from record

  • Attends Department of Buildings and Environmental Control Board hearings when required

  • Maintains a database reflecting the status of all violations

  • Implements Quality Assurance procedures to ensure appropriate service delivery

  • Prepares reports as required by senior management and program sponsors

  • Provides regular scheduled individual/group supervision to assign staff

  • Performs other duties as related.

QUALIFICATIONS:

  • High School diploma with a minimum of five years facilities management experience applicable to certain Families with Children Transitional sites such as Gloria’s House.

  • Associates degree with a minimum of five years facilities management experience for Single Transitional sites.

  • Bachelor’s Degree with a minimum of three years facilities management experience strongly preferred for all sites.

    FDNY F-80 Certificate of Fitness for coordination of Fires Safety and Alarm System required for certain Families with Children Transitional sites and strongly preferred for Single Transitional sites.
