HAKS Electrical Superintendent in New York, New York

We are currently seeking Electrical Superintendents for the New York office.

Responsibilities Include but are not limited to:

  • Supervising Electrical work: monitoring and documenting contractor’s timely and accurate execution of work, including their compliance with project Baseline Schedule.

  • Possessing skills and experience to supervise the performance of all electrical construction activities including, but not limited to, high and low-voltage systems, control wiring and circuitry, Tel-Data, fiber-optics, CCTV installations and operations, ConEd service, feeders, risers, back-up generators, transfer switches and switch banks, transformers, and Fire Alarm systems.

  • Managing and coordinating inspection staff, contractor’s trades from inception to close-out on large and complex projects.

  • Maintaining excellent relationships with clients, building occupants, architects/engineers, and contractors.

  • Coordinating efforts of subcontractors and suppliers.

  • Reviewing contractor work in place to ensure compliance with plans and specifications.

  • Coordinating Special Inspections, daily progress inspections, electrical testing services, and NYFD Fire Alarm inspections.

  • Updating Testing Logs as needed.

  • Assessing the progress of work and reviewing contractor’s monthly payment requisitions.

  • Preparing an Inspector's Daily Report (IDR) on e-PM software including manpower, equipment, materials, activities, and producing project related reports as required.

  • Monitoring contractors required compliance with Safety Plan, Asbestos Work Plan, Quality Control Plan, and Crane Plan requirements.

  • Reviewing and advising on field conditions and RFI’s.

  • Reviewing Electrical drawings for constructability, code compliance, and value engineering.

  • Performing other duties as may be required.

Requirements:

  • Bachelor’s Degree in Engineering, Architecture or Construction Management and 6 years’ relevant experience; or at least 10 years’ relevant experience managing the installation and/or upgrading of Electrical systems and equipment including, but not limited to, emergency back-up generators, ATS, Switchgear, Tel-Data, CCTV, Fire Alarm systems, control wiring for boilers, pumps, and central plant systems for existing building, as well as, Ground-Up building projects.

  • Previous NYCHA experience preferred.

  • Strong verbal and written communication skills.

  • Effective in managing clients, field staff and trades and mentoring on-site staff.

  • Ability to take charge and effectively manage contractor trades.

  • Knowledge of Building Code Construction and Energy Code requirements.

  • Knowledge of OSHA safety regulations with 10HR OSHA Safety card minimum. (30HR OSHA Safety card is preferred)

  • Ability to work well with others, and the passion to learn and work in a team oriented environment.

  • Strong computer skills: Microsoft Office Suite proficiency and familiarity with e-PM software is preferred.

  • CMIT, Electrician’s License, and/or NYC DOB Construction Superintendent License preferred.
