City of New York Administrative Supervisor of Building Maintenance in New York, New York

Job Description

Deputy Director duties include, but are not limited to, the responsibility for the oversight and control of the work quality, employee performance, and production level within their area of responsibility.

  • Reports directly to the Bureau of Building Maintenance Director.

  • Assists with the operational aspects B.B.M.’s maintenance and repair operation including emergency desk, Transfer Stations, Station, special projects, upgrades, and refurbishments. Has overall oversight of the trade and supervisory staff directly involved in DSNY Facility maintenance and repairs.

  • Responsible for ensuring work orders completed by the Operations Division capture all PS and OTPS costs and accurately reflect the work completed (exact location, infrastructure, description of repairs made, etc.). Ensure that time sheets submitted by subordinates are accurate before submission.

  • Responsible for creation of estimates for violation remediation, emergency repairs, special projects, upgrades and/or refurbishments. Responsible for keeping such work on time and within budget.

  • Ensures and is responsible for the correct and complete performance of all assigned duties and tasks of subordinates within area of responsibility. Provides Supervisors within their area of responsibility, with guidelines, priorities, and information required to meet the Bureau’s objectives.

  • Review and assess workload and trends as they pertain to the Department’s need. Ensures that reports, memos, spreadsheets, and databases used to monitor status of the operation are accurate and produced in a timely manner.

  • Coordinates complex operational programs and works in conjunction with B.M.E., B.C.C., S.W.M, F.P.E. and other major organizational units as necessary.

  • Where appropriate may assume the duties and responsibilities of the Director in that person’s temporary absence.

Qualifications

  1. Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; or

  2. Education and/or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in engineering, architecture, engineering technology or a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above.
