Wendover Management, LLC Maintenance Lead in NEW PRT RCHY, Florida

Wendover Management, LLC is seeking an outstanding, experienced Maintenance Lead to join our teams in Orlando, FL. We are looking for a Maintenance Lead with high energy, expert communication, relationship-building skills, and outstanding customer service. The ideal candidate for this position will be able to embrace a shared responsibility environment and work with a diverse group of people while keeping a strong sense of ownership attitude.

Role and Responsibilities

In coordination with the Community Manager, the Maintenance Lead oversees the physical assets, general maintenance repairs, apartment make-readies, and preventive maintenance for the community.

  • Under the direction of the Community Manager, supervise and schedule maintenance activities for the apartment community and maintenance staff.

  • Coordinate, schedule, and respond to resident/management requests and service requests for occupied units.

  • Troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, and other systems in the community (phone jacks, irrigation systems, etc.)

  • Coordinate, schedule, and prepare vacant apartments for move-in.

  • Identify and correct hazardous community conditions.

  • Coordinate, schedule, and perform preventative maintenance on equipment and apartments.

  • Ordering supplies and managing maintenance budget.

  • Attendance is an essential job function.

Other aspects may include the following:

  • May be requested to assist in other community areas, including office support, etc.

  • Assist with hazardous weather problems, fires, floods, etc.

  • Responsible for overall organization and cleanliness of work areas and maintenance shops.

Requirements

  • High school diploma or equivalent required

  • A minimum of 4 years of relevant experience in the multifamily industry is required.

  • Certified Apartment Service Technician (CAMT), preferred

  • HVAC license required

  • CPO license required

  • The ability to operate a vehicle and a driver’s license is required according to community needs.

  • Light carpentry, drywall repair and texture, and painting

  • Must have experience in appliance repair, compressor diagnosis, etc.

  • Computer literacy is a plus but not required.

  • Must be adaptable; able to multi-task, prioritize and thrive in a fast-paced environment

  • Professional appearance and demeanor

*Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.) *

Working Conditions/Environment/Physical Demands

The Maintenance Lead position is a full-time position; and may be regularly called upon to work overtime, work rotating on-call, after hours, and on weekends.

Physical demands will require but not be limited to mobility to complete job requirements effectively.
