MINIMUM QUALIFICATION REQUIREMENTS: Graduation from a standard senior high school, or the successful completion of the General Educational Development (GED) test, supplemented by two years of trade school or college course work in the building trades and a minimum of three years journeyman level experience in the building trades; or a combination of education and experience equivalent to these requirements.

SPECIAL REQUIREMENTS: Must possess a valid drivers license from state of residence.

ESSENTIAL REQUIREMENTS OF THE WORK: Good knowledge of all types of building construction materials and methods and the stages of construction at which possible violations and defects may be most easily observed and corrected; good knowledge of International Code Council codes, local building and zoning codes and related laws and ordinances; ability to detect structural and other faults and to appraise for quality of construction and physical depreciation; ability to read and interpret plans, specifications and blueprints of ordinary complexity quickly and accurately, and to compare them with construction in progress; ability to determine inspection priorities; ability to suggest modifications which will bring structures into code conformance; ability to operate vehicles safely; ability to establish and maintain effective working relationships with owners, contractors, employees and the general public.

EXAMPLES OF WORK: (Any one position may not include all of the duties listed nor do the listed examples include all tasks which may be found in positions of this class.) Makes inspections of old and new building structures, swimming pools and other appurtenances to ensure that structure meets approved plans, zoning codes, building, fire and other applicable codes and ordinances; performs commercial and residential plan reviews; meets with architects, engineers, and contractors; inspects signs for compliance with ordinances; requires corrections to be made when deficiencies are discovered; assists builders and owners in determining how to make such corrections to achieve code conformance; gives information on building and zoning requirements; inspects old and dangerous structures, especially for fire or safety hazards; completes damage assessments from storms and other natural disasters; writes various building, construction and sign permits; checks sites of demolished buildings for compliance to city requirements; makes assigned inspections of a residence including foundation, roof, chimneys, floors, walls, ceiling, doors, windows, lighting, outlets, plumbing, heating, air conditioning and ventilation; writes a detailed report on inspections; may make inspections for plumbing or electrical codes; operates a computer to retrieve and enter inspection data; follows-up on complaints from contractors, owners, and citizens; schedules inspection routes for efficiency; operates vehicles safely; performs related work as required.

DISTINGUISHING FEATURES OF THE WORK: An employee in this class is responsible for performing both office and field inspectional work to ensure compliance with codes and ordinances. Work is performed independently under the general supervision of the Chief Building Inspector or other superior and requires making decisions using technical discretion, judgment and familiarity with a variety of building construction and repair.
