Maintenance Supervisor Job Details: Hours - Full-time, Monday thru Friday! Location - 2515 University Ave SE, Minneapolis, MN 55414 Benefits: 401(k) Match Excellent and Affordable Healthcare Benefits Paid Vacation and Sick Time Paid Holidays and Floating Holidays Auto Mileage Reimbursement Tuition Discount Opportunities Maintenance Supervisor Responsibilities: Functions as the lead Maintenance for property Provide clear and consistent direction to maintenance staff Assist in maintaining all mechanical equipment, emergency systems, building fixtures and groundwork as needed. Provide annual training of all systems for maintenance staff Provide quality control of existing staff to insure consistency within the department Orders/maintains inventory of maintenance supplies Interacts positively with all team members in maintaining census by immediately completing apartment turns Maintain the grounds; trash, sweep, dumpster areas, snowplow, etc. Maintain the HVAC system to ensure proper air quality and comfortable temperatures throughout the property. Test and schedule inspections on the fire protection systems as required by code. Test the resident security systems as required. Maintain the lighting systems, both interior and exterior at peak performance Maintain the plumbing system which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance. Perform preventive maintenance task as outlined on the PM report. Respond to and repair work order requests in a timely manner. Inform supervisor of status daily and make sure resident is informed of delays. Maintenance Supervisor Qualifications: Minimum four years' experience in maintenance, preferably residential property management. Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance. Knowledfe of safety and fire codes.
