Oak Manor LLC Maintenance Technician in Meridian, Mississippi

Oak Manor Apartments is seeking a skilled Maintenance Technician to join our team. The Maintenance Technician will be responsible for ensuring the proper maintenance and upkeep of our apartment community, including handling basic plumbing, electrical, sheet rock, painting, grounds keeping, pool maintenance, HVAC, appliance repairs, and various preventive maintenance tasks. The ideal candidate will possess relevant certifications such as HVAC certification, EPA 90 certification, and proficiency in electrical appliance installation, plumbing, painting, and general carpentry.

Responsibilities:

  1. Conduct routine inspections of the property to identify and address maintenance issues.
  2. Perform basic plumbing repairs including unclogging drains, fixing leaks, and replacing fixtures.
  3. Handle basic electrical repairs such as replacing outlets, switches, and light fixtures.
  4. Repair and patch sheet rock as needed.
  5. Perform painting tasks including touch-ups and full paint jobs as necessary.
  6. Maintain the grounds by mowing, landscaping, and ensuring a clean and attractive environment.
  7. Perform routine pool maintenance tasks such as cleaning, chemical balancing, and equipment maintenance.
  8. Conduct basic HVAC repairs and maintenance to ensure proper functioning of heating and cooling systems.
  9. Repair appliances such as refrigerators, stoves, dishwashers, and laundry machines.
  10. Perform various preventive maintenance tasks to prolong the lifespan of equipment and facilities.
  11. Respond promptly to maintenance requests from residents and management.
  12. Maintain accurate records of maintenance activities and inventory.

Requirements:

  1. Proven experience as a Maintenance Technician or similar role.
  2. HVAC certification.
  3. EPA 90 certification.
  4. Proficiency in basic plumbing, electrical, sheet rock repair, painting, and general carpentry.
  5. Ability to work independently and prioritize tasks effectively.
  6. Strong attention to detail and problem-solving skills.
  7. Excellent communication and customer service skills.
  8. Physical ability to lift heavy objects, climb ladders, and work in various weather conditions.
  9. Valid driver's license and reliable transportation.

Preferred Qualifications:

  1. Additional certifications in relevant fields such as electrical or plumbing.
  2. Prior experience working in apartment maintenance or a similar setting.
  3. Knowledge of local building codes and regulations.
