Health First Construction Project Manager - Design and Construction in Melbourne, Florida

POSITION SUMMARY:

To be fully engaged in providing Quality/No Harm, Customer Service and Stewardship by being responsible for leading the planning, design and management of all assigned construction projects. Works independently throughout all phases of a project. Responsible for monitoring the schedule and budget requirements of each project. Oversees architectural and engineering design. Works with department users to facilitate all aspects of design and equipment specification. Coordinates design schedules, develops bid packages and secures bids from General contractors. Working with the manager develops bid tabulations by scoping and qualifying bids. Works closely with Facilities department to secure facility related shutdowns, sometimes working off hours. Reviews and acts on project correspondence, provides recommendations on project matters to manager and senior management. Procures bids and manages the installation of furniture and other equipment related to construction projects. Must be able to manage project budget in excess of $5 million.

PRIMARY ACCOUNTABILITIES:

  • Develops project schedules and timelines, tracks project during all phases, and completes projects on schedule.
  • Leads the planning, design and management of all assigned projects.
  • Schedules and coordinates the required interface between architect, engineers, general contractor and various other consultants.
  • Involves hospital team members during project planning, design, drawing development and review stages.
  • Assembles data required by outside vendors, architects and engineers to begin project design.
  • Assures training is provided, as needed, to facilities staff prior to final payment to contractor.
  • Develops Infection Control Risk Assessment in conjunction with hospital's Infection Control team members.
  • Develops interim life safety measures in conjunction with hospital's safety officer.
  • Maintains departmental areas.
  • Assists in preparation and review of hospital's capital improvement plan.
  • Collects, prepares and report project cost information and schedules. Investigates existing conditions and confirms Record Drawings are complete and accurate.
  • Works with hospital's Facilities to secure facility related shutdowns, sometimes working off hours.
  • Reviews and administers contracts/agreements, change orders, amendments, and additional services.
  • Reviews and approves request for payment from the various consultants and contractors.
  • Provides capital cash flow forecasts to accurately reflect project's final anticipated cost.
  • Works with construction project coordinators to coordinate projects within their assigned facilities.
  • Oversees and coordinates post-construction closeout, turnover, and monitoring during warranty period.
  • Communicates with team members to minimize disruption to hospital operations.
  • Coordinates design schedules, develops bid packages and secures bids from general contractors.
  • Develops project budgets, tracks all costs on project spreadsheet, and completes projects within budget.
  • Ensures interim life safety measures are in place on all projects and interim life safety documents are in order.
  • Schedules shut down of hospital utilities and other systems to minimize disruption to hospital operations.
  • Works with hospital department users to facilitate all aspects of design and equipment specification.

QUALIFICATIONS REQUIRED:

  • Bachelor’s degree in Construction/Engineering/Business or related field preferred.
  • Years of experience will be accepted in place of degree.
  • 7 years in facilities project management.
  • 7 years of experience in construction management.
  • 6 years of experience with hospital facilities preferred.
  • Customer service skills.
  • Strong written and verbal communication skills.
  • Exceptional critical thinking skills and ability to lead project teams.
  • Strong financial management/budgeting skills.
