REAL ESTATE TURNOVER TECHNICIAN-PROPERTY MANAGEMENT

VineBrook Homes is an internally managed Midwest/Heartland-based real estate investment company, focused on acquiring, renovating, leasing and operating single-family homes as rental properties. An early investor and developer of the Single-Family Rental home (SFR) asset class, we commenced operations in late 2007. Our proven, yield-focused investment strategy targets a unique opportunity building a portfolio of "Optimal House" assets in key Midwest markets. We own or manage over 14,000 Single Family Rental Homes throughout the Midwest. Additionally, VineBrook Homes is currently undergoing the next major expansion of its strategy, expecting to drive toward 25,000+ Homes.

JOB DESCRIPTION SUMMARY

Turnover Managers (aka Make Ready Manager) are responsible for timely completion of turnover tasks (make ready) on vacant units within budgetary constraints. May require self-performing of turnover tasks and supervision of contract vendors used to complete some or all of the required tasks. Managers oversee technicians as well as direct workflow to best accomplish turnovers efficiently. Managers also perform turnovers.

ESSENTIAL FUNCTIONS

  • Inspect units and determine / document scope of work for make ready.
  • Bid / set budget for make ready, by scope item, for each unit.
  • Order parts / supplies as needed for each turn over.
  • Assign and monitor vendors used for various tasks.
  • Confirm completion of all tasks to standard.
  • Certify units as market ready and turn in keys to Leasing Manager.
  • Perform unit walks with Management or final punch list items if needed.
  • Process any invoices for parts and services used in each turn over.

COMPETENCIES

  • Computer skills required (e-mail, Microsoft Office, internet)
  • Basic knowledge of estimating and bidding processes.
  • Ability to manage multiple tasks and job sites simultaneously.
  • Basic skills in trades (electrical, plumbing, carpentry, HVAC, appliance).
  • Ability to direct and follow-up on vendors to achieve the desired result.
  • Ability to communicate effectively with other departments / Associates within and outside the organization.

SUPERVISORY RESPONSIBILITY

  • This position manages Turnover Technicians. Supervision of contracted vendors will be required of this role to include assignment of tasks, routine inspection of work, callbacks (as needed), invoice approvals, and dismissal of vendors that do not meet standards.

TRAVEL

  • Travel is primarily local during the business day. Travel to other markets for help may be requested.

POSITION TYPE/EXPECTED HOURS OF WORK

  • This is a full-time position, and hours of work and days are Monday through Friday, 8:00 a.m. to 5 p.m. Occasional evening and weekend work may be required as job duties demand. Some overtime is required.

REQUIRE EDUCATION AND EXPERIENCE

  • High school diploma or equivalent
  • Two to five years' previous experience in a maintenance role
  • Two to five years' previous management experience.
  • HVAC Certification
  • At least two years of Carpentry, Plumbing, and Electrical experience.
  • Exemplary Customer Service skills
  • Time Management skills
  • Strong Communication skills (Verbal and Written)
  • Proficient with using mobile devices such as tablets and smartphones.

PREFERRED EDUCATION AND EXPERIENCE

  • Completion of Tech/ Vocational School
  • EPA Certification
  • Freon Handling Certificate
  • Electrical Certification
  • Bilingual (Spanish)
  • Knowledge of Yardi property management software

ADDITIONAL REQUIREMENTS

  • Must have own tools, we will provide larger equipment.
  • Valid driver's license with clean driving record.
  • Pass a Motor Vehicle, Drug Screen, Credit, and Criminal Background Check.
