As the Senior Property Manager, you will be responsible managing the Maintenance, Marketing and Leasing staff and responsibilities. The Senior Property Manager will develop vendor relationships, oversee tenant correspondence, and drive revenue through rent increases, new profit centers, fees, and renewals. The ideal candidate will be as personable, driven, organized, and committed to growing our business.

Responsibilities:

  • Generate training materials for maintenance, sales, and marketing teams.
  • Manage all AR/AP responsibilities related to income and expenses associated with property management.
  • Manage Rent Manager entries and manual rent reconciliation.
  • Approve collections files and manage bank deposits and approves invoices as needed.
  • Oversee financial reporting, including monthly close-out reviews and monthly maintenance bill backs.
  • Provides material selection training and approves contracts.
  • Manage the move-in and move-out processes for all resident's, ensuring paperwork is completed and verified. This includes unit turnovers and light renovations.
  • Oversees the overall property condition and ensure completion of insurance loss control recommendations.
  • Manage vendor/work scheduling, order supplies, and complete final project walks.
  • Forecast staffing needs, manage budgets, and control costs through cost management, vacancy reduction and vendor negotiation.
  • Approve completed lease files and manage portfolio income and expenses.
  • Implement rent raises, fee structures, and expense reductions.
  • Conduct reporting analysis, including asset management, progress, status, risk assessment, and goal setting.
  • Manage ESP fees and all tasks necessary to facilitate company growth.
  • Create systems and processes to enhance collaboration, information sharing, accountability, and transparency.
  • Leverage software (Rent Manager) to implement new processes and improve efficiency

* Requirements:*

  • 3-5 years of multisite Property Management experience; required.
  • Management of direct reports and processes; required.
  • Forecasting projects and building needs. Ability to understand financial data and budgets.
  • Experience in strategic planning and identification of capital improvements needed on buildings.
  • Must have strong work ethic, and a reputation for the highest degree of integrity and mature business judgment.
  • Strong ability to collaboratively engage with leaders to create, identify, and implement solutions to further the effectiveness of the business.
  • Ability to professionally maintain composure and effectiveness under pressure and changing conditions.
  • Ability to negotiate conflict and lead conflict resolution while maintaining strong working relationships at all levels of an organization.
  • Develops, Plans and Initiates - involves the right people to develop plans, establish clear goals and accountabilities; develops realistic action steps, identifies potential problems and solutions.
  • Excellent interpersonal, communication and organizational skills; required.
