Specific Job Summary

The Associate Director, Property Tax supports the AVP Property Sales & Lodging Tax to ensure compliance with all real and personal property tax laws for Marriott Vacations Worldwide ("MVW"). This includes the review, filing, and payment in over 35 taxing jurisdictions. The Assoc Director, Property Tax provides state and local property tax consulting, planning, and administrative activities within the United States and the United States Virgin Islands. The Associate Director develops property tax strategies for new and existing resort projects and provides tax valuation consulting services to ensure that tax fillings are forecasted and tax savings realized on behalf of resort Condominium Owners Associations (COAs) and the Company. The incumbent manages the maintenance and development of property tax management tools, reviews assessments of property taxes for accuracy and reasonableness. The Associate Director of Property Tax partners with resort COAs, regional, and site Directors of Finance to coordinate and ensure the timely payment of property taxes, develop in­house expertise, minimize tax exposure, and optimize company profits.

Expected Contributions

The Associate Director, Property Tax Provision will:

  • Directs all phases of the annual property tax cycle including real and personal property tax filings, assessments, and appeals.

  • Directs the property tax reviews, tax issue research, the analysis of assessment notices and potential assessment reductions, appeals filings, and determination of liability for new development projects.

  • Directs the administration of state and local property tax planning and budgeting for MVWC and COA property.

  • Tracks, forecasts, and monitors tax notices and payments on behalf of Marriott Vacation Club International and COAs.

  • Defines and implements proactive tax strategies while partnering with appropriate regional, site and COA team members.

  • Develop and maintain a tax filing calendar.

  • Monitor and evaluate tax legislation impacting property taxes.

  • Coordinate with accounting team to ensure budgets and forecasts are accurate for accrual purposes and charges are booked correctly.

  • Ensures adherence to corporate tax accounting policies and procedures to proactively identify and rectify areas of improvement creating an atmosphere of strong controls and compliance.

  • Communicates best practices to facilitate effective and efficient accounting guidelines.

  • Develops training and reporting to ensure strong focus and understanding of business factors.

  • Performs similar duties as required.

Candidate Profile

Education

  • BA/BS Degree in Accounting or Finance or commensurate experience

  • Appropriate valuation designation preferred.

Experience

  • Minimum of six years of experience of relevant and progressive experience with property taxes.

  • Experience leading and managing tax initiatives.

  • Timeshare, real estate development or hospitality experience preferred

Skills & Attributes

  • Proven, excellent verbal and written communications skills.

  • Strong proficiency in Microsoft Excel, Word and Power Point. Experience with PeopleSoft preferred.

  • Proven ability to adapt to a constantly changing, fast-paced, deadline-oriented environment.
