Job Skills / Requirements

Job Objective

Direct and report progress of maintenance activity, estimate maintenance needs, schedule workload and communicate expectations to the department. Provide guidance, training and support to staff and skilled trades personnel, as well as expenses and assigned overheads of the department.

Assure compliance with establish goals and objectives established with Operations Team.

Determine the appropriate balance between immediate response repair needs and longer-term projects for maintenance or alterations.

Analyze sub-unit effectiveness and take corrective actions as required.

Act as key personnel resource, including coordination and relations with other operating divisions.

Knowledge of OSHA regulations, building codes, construction standards, environmental agency requirements, life safety standards, etc.

Resolve customer complaints, public relations with the all other employees, staff, residents and visitors .

Set climate for professional growth and development. Organize and plan the training of all skilled and support personnel.

Qualifications

Five years in supervising of an industrial, commercial or institutional maintenance department.

Must have the ability to read equipment manuals and interpret blueprints.

Must have a valid driver’s license.

Possess exceptional written and oral communication skills

Microsoft Office proficient, Word, Excel, PowerPoint and Outlook a must.

Creative problem solver with the ability to manage multiple projects.

Must be able to remain calm, make sound decisions and provide clear direction in crisis situations.

Ability to respond to emergencies and manage staff with a professional demeanor.

Functional Duties:

Lead major and routine maintenance, service, repair and installations of heating and ventilating equipment and controls.

Manage all scheduled preventative maintenance on heating, air conditioning and ventilating equipment and controls (HVAC) systems.

Responsible for Grounds and Custodial equipment and staff.

Specific competencies shall include, but not be limited to the following:

  • Managing electronic (cell phone), verbal or written instructions of staff to complete work order (WO) assignments.

  • Understand general maintenance operation practices

  • Understand effects of water treatment

  • Ensure inspection requirements

  • Lead emergency shutdown procedures

    Other Accountabilities:

  • Ensure all testing and required documentation is up to date

  • Manage & direct activities of all service providers to ensure proper completion of service calls

  • Properly use and be responsible for all facilities tools and equipment used during the performance of daily work duties.

  • Maintain awareness of location and areas served by all heating and ventilating equipment and systems. Become familiar with all new and modified systems as soon as possible.

  • Perform other related duties as assigned by authorized personnel, including those for emergency situations.

  • Make recommendations to immediate supervisor about how methods and procedures can be improved.

  • Observe and report unusual situations, reactions, effects, or conditions to supervisor.

  • Understand Building Automation Systems.

  • Respond to alarms and troubleshoot problems throughout systems.

  • Perform on-call duties when required.

  • Support other trades when required.

Qualifications & Experience:

  • High School graduate, GED, or equivalent experience

  • 2 years leading all HVAC performance for educational facilities or equivalent

  • Technical/educational skills

  • Troubleshoot utilizing developed analytical skills.

  • Must possess a valid state driver’s license

  • Demonstrated mechanical aptitude and positive attitude

  • Must understand Lock out Tag out Procedures

  • Basic knowledge of CMMS and BAS

Essential Accountabilities:

  6. Understand Building Automation Systems. Respond to all alarms and troubleshoot problems throughout systems.

  7. Perform on-call duties when required.

  8. Support other trades when required.

  9. Perform required paperwork/record-keeping (duties to include data entry in computerized maintenance management, system work order documentation and activity reports.

Primary Customers or Key Working Relationships:

  1. Treat all customers with respect and conduct yourself in a professional manner at all times.

  2. Accommodate customers, staff, and visitors when working in public areas. Ensure safe passage of passersby and anyone in/around the work area.

Travel

Minimal travel is required.

Physical and Working Conditions

Ability to walk throughout the campus.

Ability to lift up to 60 lbs

Ability to operate carpet extractor, floor buffers, and various cleaning equipment

Education Requirements (Any)

High School Diploma or Equivalent Associate's Degree
