Position Summary

The Project Manager is responsible for all aspects of project management, including estimates, project startup, budgets, and construction schedules. This role works with in-house and external construction personnel to ensure projects are executed in a timely and efficient manner while maintaining integrity of design. The Project Manager is required to travel and stay overnight near job sites from Monday to Friday most weeks.

Responsibilities

The roles and responsibilities of the Project Manager are as follows:

• Identify, and manage the project goals, scope, deliverables, budget, staffing and schedule.

• Establish project expectations, procedures, and standards, including health & safety, code compliance, and manage conformance to these expectations

• Plan, organize, and manage the work of project staff. Encourage and foster teamwork between all internal staff, customers, vendors, and subcontractors.

• Provide take-offs for estimating jobs

• Complete daily reports, project logs, and change orders in a timely manner

• Document and submit weekly reports on project activities, progress, and budget activity for management

• Provide weekly updates to coordinate with the other departments

• Ensure all contractual issues are resolved and dealt with in a timely manner, or escalate as needed.

• Create SOVs and oversee payments vs materials deliveries and progress installation.

• Responsible for job closing documentation and hold back releases.

• Conduct project post-mortems to identify areas for improvement; make recommendations based on findings.

• Perform additional duties as assigned.

Knowledge & Skills

• Advanced knowledge of commercial construction practices, relevant rules, including building codes, quality standards, and tools

• Knowledge of local, state, and federal workplace compliance regulations, ordinances and legislation, including OSHA

• Ability to read blueprints, schematics, field drawings and plans.

• Understand fundamentals of contracts and experience in managing contractors under the terms of a contract

• Ability to delegate and effectively manage people and projects

• Ability to communicate professionally and effectively, verbally and in writing, with team members and customers

• Ability to effectively utilize industry tools and software

• Excellent organizational and time management skills

• Ability to navigate changes and shift priorities as needed

• Ability to negotiate, solve problems and resolve conflicts with team members and customers in a constructive manner

• Ability to manage a project budget and exercise necessary cost control measures

• A valid U.S. driver’s license is required

Experience

• Demonstrated success in project delivery and execution of project management methods

• 2 or more years of experience in a construction Project Manager role, or similar

• 3 or more years of experience in the trades, preferably commercial construction

• Experience using MS Office suite and industry software to coordinate, labor, materials, and scheduling. Experience with Pro Core is a plus.

Education

• High school diploma or equivalent is required.

• College degree (2 or 4 year) in Business, Project Management, Construction, or technical field is preferred

• PMP certification is a plus
