Wayfinders Maintenance Technician II in Holyoke, Massachusetts

Maintenance Technician Way Finders is a mission-oriented nonprofit organization that offers a fast-paced, professional work environment focused on achievement. Way Finders currently has an exciting opportunity for a Maintenance Technician (level II). Our Maintenance Technicians contribute to our mission by performing exceptional building and grounds maintenance and repair duties for their assigned properties. The candidates will work fully onsite and must be available for on-call duties on a rotating schedule and as needed. Travel throughout the area is required and is reimbursed via our mileage reimbursement policy. Responsibilities include: Ensure rental properties are kept in neat and orderly condition by cleaning common areas, basements, exterior grounds, laundry rooms, and trash collection areas Perform routine painting and minor repairs including minor plumbing, screen replacement, smoke and carbon monoxide detector installation and maintenance, and other repairs Work in collaboration with Maintenance Technician III\'s on advanced repairs including plumbing, electrical wiring, carpentry, HVAC maintenance, mold and lead paint remediation, appliance maintenance, sheetrocking, and other improvements Respond to tenant maintenance requests in a timely and professional manner, escalating to Property Manager for determination as to the action to be taken Identify and communicate to supervisor other needed maintenance, repairs, and improvements to building structures and equipment Compete work order or repair documentation in a clear and timely manner Complete weekly property/building inspections Complete preventive maintenance and cleaning/maintenance logs Monitor properties\' mechanical systems on a regular schedule for proper functioning Show apartments/buildings to various inspectors and other officials, exterminators, and contractors as necessary Perform all duties in accordance with prescribed procedures, using appropriate or required personal protective equipment Perform on-call duties as assigned Travel to other locations in the organization\'s portfolio as required Requirements include: 2 years\' equivalent experience in maintenance, or a related role, with 1 year as a field specialist; a combination of experience plus an Associate degree or technical certification may be a substitute Demonstrated knowledge of building maintenance, cleaning processes, and performing simple mechanical repairs Ability to read and interpret work orders, instructions, and simple diagrams Ability to complete basic forms and write basic correspondence when necessary Experience using diverse hand tools, simple power tools, and measuring instruments Experience with Microsoft Office and other computer/phone applications, and comfort learning new technologies Ability to work both independently and as a member of a team Demonstrated attention-to-detail in work performed Bilingual (English/Spanish) skills preferred but not required Valid driver\'s license with acceptable driving record; reliable vehicle CORI Benefits include: Generous paid time-off \| 12+ holidays annually \| Health, dental, and vision insurance options \| Educational assistance \| Medical Reimbursement Account \| Dependent Care Account \| 403(b) retirement plan with employer match \| Life insurance \| Short-term and long-term disability insurance \| Transportation benefits \| Employee Assistance Program \| Annual staff picnic!
