Woodcrest Commons, a DePaul Senior Living Community is hiring a Maintenance Director.

The Maintenance Director plans and performs the maintenance program, which includes building, grounds and vehicle for both preventative and unplanned maintenance.

The pay range for this opportunity is $18.05 - $18.95

Responsibilities

Plans and performs the maintenance program, both planned and unplanned.Plans and supervises outside providers performing requested maintenance work.Coordinates work projects with other department heads so as not to interfere with resident care, activities, or normal facility routines.Consults the Administrator on maintenance and repair needs concerning, structure, equipment, grounds and facility vehicle before calling an outside provider.Order supplies for maintenance according to budget and keeps a budget log.Ensures that all expenditures are accounted for from the maintenance expenses and that all receipts and invoices are properly recorded and submitted.Keeps records of all work performedConducts inspections per schedule to ensure proper working order of equipment, “troubleshoot” for potential problems, and to assure compliance with all state and local codes, ordinances and regulations.Responds to on-site emergencies during “off hours”.Maintain a safe environment while working(secure chemicals, tools)Conducts fire drills in collaboration with the Administrator.Assists with New Employee Orientation.Assists with training staff on Fire Safety, Disaster Preparedness, fire extinguishers, and evacuation plans.Assists with training staff on OSHA written plans (Hazard Communication, MSDS, Personal Protective Equipment).Attend staff in-service meetings and assist as needed.Ensures that MSDS are available for all substances used in the facility.Removes snow from all sidewalks and exits to maintain a safe exit in the event of emergency.Promotes loyalty among staff, generates positive attitude in facility by demonstrating support of the policies and procedures.Performs all other duties and special projects as assigned.

Qualifications

Must be at least eighteen (18) years of age and hold a high school diploma, GED, or have passed the alternative examination established by the Department of Health and Human Services.Minimum of one year experience in building maintenance.Must have the required references and criminal record check.Must be in good standing with the NYS DOH CHRC background checks.Must have documentation that he/she is free from tuberculosis disease that poses a direct threat to the health and safety of others.Must be willing to work with bona fide inspectors and the monitoring and licensing agencies toward meeting and maintaining the State of New York rules and regulations.Prefer a working knowledge of the New York Adult Care Home Rules and Regulations, OSHA Regulations, and Sanitation Regulations.Must have a valid New York State driver’s license and a clean driving record according to DePaul’s policy.

Work Environment

Well lighted, air-conditioned/heated environment; may be exposed to residents with communicable diseases or confused residents who may become combative. Will be required to work outside on occasion during outdoor activities and transportation to outings.

Rubber gloves, safety goggles, steel toed shoes, various tools and equipment.
