Control Air Conditioning Corporation Senior Project Manager in Hayward, California

Location: North Office (Hayward, CA)

Control Air Enterprises LLC is seeking an experienced and organized Senior Project Manager to join our HVAC Construction division. This position requires a minimum of 7 years of mechanical project management experience. The ideal candidate is highly organized, timely, respectful, and has strong short- and long-term project processing abilities.

Key Responsibilities

  • Ability to estimate its own work

  • Ability to understand HVAC Design and Design Management

  • Ability to Sell his/her own work

  • Manage subcontractor scope and contractual performance requirements.

  • Lead mechanical discussions during project coordination meetings.

  • Organize, file, and track all project documentation and correspondence.

  • Develop bid packages for subcontractors and vendors, and issue purchase orders.

  • Manage project controls and procedures, adapting as needed.

  • Oversee and mentor project engineers, field employees, and office staff, fostering their growth through effective communication and feedback.

  • Review, formalize, and approve all project documentation, including submittals, schedules, billing, change orders, O&Ms, as-builts, and warranties.

  • Manage manpower requirements and ensure timely procurement, scheduling, and coordination of project deliverables.

  • Handle testing, inspection records, permits, and occupancy notifications.

  • Use all company software tools related to project management effectively.

  • Perform additional duties as assigned.

    Performance Evaluation

  • Projects meet or exceed profit objectives consistently.

  • Effective delivery control aligns with schedules and progress billing.

  • Accurate maintenance of costs and projections within the job costing system.

  • Completion of monthly reports with updates on subcontract amounts, materials, and change orders.

  • Timely completion of monthly billing and processing of subcontractor invoices.

  • Accurate and timely documentation of all RFIs, change orders, and progress billings.

  • Thorough documentation and organization of project flow for reference or litigation if necessary.

  • Ability to lead clear and concise meetings, ensuring follow-up on action items.

  • Maintain and enhance Control Air's customer satisfaction and reputation.

    Required Qualifications

  • 5+ years of experience in mechanical contracting.

  • Bachelor’s degree in Mechanical engineering or a related field (preferred but not required).

  • Proficiency in Microsoft Office (Outlook, Excel, Word).

  • Strong understanding of California Building and Energy Code.

  • Excellent listening and communication skills.

  • Strong work ethic and a “can-do” problem-solving attitude.

  • Professional and confident demeanor.
