MAINTENANCE ASSISTANT

JOB SUMMARY: The primary purpose of this position is to assist the Director to maintain the orderly functioning of all equipment in the facility including the kitchen, laundry, heating, air conditioning and elevators.

QUALIFICATIONS:

  1. A high school diploma is preferred.

  2. Basic knowledge of plumbing, electricity, and heating and air-conditioning. Licensure or certification in any of these areas is preferred.

JOB REQUIREMENTS:

  1. Must be physically and mentally capable of performing routine job duties.

  2. Must have good problem solving and trouble-shooting abilities.

  3. Be personable with residents, families, and staff in a professional and cooperative manner.

  4. Must have compassion, tolerance, and understanding for the elderly and mentally

ill.

  1. Must be able to lift, push, pull, move equipment, supplies, linens, etc in excess

of fifty (50) pounds as required.

MAIN DUTIES:

A. Support the facility's philosophy of care and strive to achieve its goals and objectives.

B. Be on call seven (7) days a week, 24 hours a day to troubleshoot in any and

all kinds of emergencies or urgent repairs.

C. Assist in maintaining and documenting the schedule of hot water checks in residents' rooms, baths, showers, and all general hot water sources in the facility.

D. Assist in assuring the proper maintenance and running condition of all electricity and plumbing in the entire facility including (but not limited to):

a) the kitchen area

b) the laundry room

c) the residents' rooms

d) the nurses' stations

e) all common areas including bathrooms, showers, etc.

E. Assist in assuring the proper maintenance and running condition of all equipment in the building including (but not limited to):

a) all kitchen appliances and machinery

b) all laundry appliances and machinery

c) all nurses' call station systems

d) air handlers

e) forced air units

f) boilers and heating units in the boiler room

g) sump pumps

h) emergency generator--check bi-weekly at load and monitor automatic weekly self-check

i) fire alarm system

j) elevators

F. Assist in checking and replacing air filters in all units in the building and on the roof.

G. Assist in connecting any equipment up requested.

H. Assist Director to observe periodic inspections on:

a) fire alarm system (annually)

b) sprinkler system (quarterly)

c) fire extinguishers (annually)

d) ANSUL system (bi-annually)

e) generator (bi-annually)

I. Assist Director in performing all repairs that do not fall under the purview of housekeeping.

J. Assist in periodically checking and documenting the temperature in residents' rooms.

K. Attend in-services as required.

L. Assist in preparing a plan of correction as required by State and Federal surveys and submit them to the Administrator for approval.

M. Assist in implementing any plan of correction as required by State and Federal surveys in the building maintenance department.

N. Furnish information regarding residents only to authorized agencies or people.

O. Follow established fire, disaster, safety, infection control and evacuation policies and procedures.

P. Perform other related duties as directed by the Maintenance Director or Administrator or Designee.

Q. Assist in maintaining all housekeeping and laundry equipment in operating

condition.

R. Assist in supervising construction, renovation and remodeling in the building.
