Job Description

Brookfield Properties has an immediate need for a Kiosk Leasing Manager .

The Kiosk Leasing Manager is a self-directed, detail oriented and results driven sales professional responsible for revenue generation and value creation. The Kiosk Leasing Manager possesses a thorough understanding retail merchandising, consumers and trends.  This individual must be able to identify new kiosk opportunities and generate sufficient leasing activity to achieve targeted income objectives for portfolio of assigned properties and the company.

Responsibilities

  • Develop a fundamental understanding of the kiosk leasing programs across assigned shopping centers to actively manage, lease and achieve both short and long term goals of the asset

  • Manage the kiosk leasing deal flow process with prospective tenant(s), lease administration, operations, visual merchandiser and tenant coordination to achieve budgeted and outlined RCD’s (Rental Commencement Dates) 

  • Develop a strategic business development strategy that provides at least 3 days of active prospecting per week for both brick and mortar and on line

  • Ability to formulate and negotiate deal points that align with center(s) budgets/forecasts from drafting of LOI’s (letter of intent) to internal deal submittal/committee.  

  • Identify and secure appropriate retailers/prospects , uses and or concepts that align with the center merchandising strategy. 

  • Must have a strong understanding of leasing/management and primary business functions of retail and its relation to the negotiated deal points – Sales/Occupancy coNPV NPV, % rent thresholds, LL work, tenant allowance.

  • Must possess financial and business acumen to formulate, develop and manage financial statements, business plans, forecasts and internal reports when required .

  • Be responsive and address all obstacles in a self-directed, timely manner. Be proactive and maintain a positive disposition while working across/with multiple internal departments

  • Ability to develop a strong business development strategy that includes: local, regional and national retail concepts, while maintaining relationships with current retailers and prospective clients in the market.

  • Develop a strong understanding of the shopping center key statics; including: Sales (department store, small shop, theater, food court and mini majors), demographics, top sales categories/key retailers, market conditions and leasing’s most up-to-date activity

  • Align with permanent leasing, center management and National Accounts team to develop, maintain the proper merchandising/districting strategy for the center

  • Travel required

  • Other duties as assigned

    Qualifications

  • High School Diploma or GED required

  • Bachelor's Degree

  • 2+ years of relevant experience

  • Deal making/prospecting/leasing experience

  • Project development and implementation experience

  • Must have strong closing skills

  • Excellent oral and written communication, public speaking/presentation skills

  • Experience in real estate required

  • Understanding of the mall environment staffing and responsibilities

  • Good knowledge of mall business; 2+ years in identifying & negotiating business

  • Understanding of the specialty leasing process and rent structures

  • Networking and presentation skills

  • Previous sales and/or sales training experience

  • Strong communication , sales, and time management skills

  • Strong social media skills

  • Moderate level of Word and Excel skills
