The MaintenanceTechnician I- Pool Operator performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems. The Certified Pool Operator is responsible for the overall maintenance and operation of the indoor and outdoor water features (pools, fountains, Spa, Jacuzzis) within the property with high seasonal, weekend, and holiday demands. This is an entry level position.

  • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
  • Maintain water quality according to and above state standards including:
  • Required chemical checks every two hours during shift
  • Addressing all water chemistry issues
  • Maintaining a vacuuming schedule for all bodies of water
  • Maintain a safe and clean pool deck area:
  • Inspect safety equipment for proper placement and in date
  • No hazardous materials or objects present
  • Keep deck organized and clear of debris
  • Maintain a washing schedule for all pool decks and deck furniture
  • Maintain a functional and organized pump room environment:
  • Filters are backwashed
  • Pump filter baskets are clear
  • Chlorine pumps are functional, lines are clean
  • Chemical Controllers are calibrated and functioning
  • Pump room is kept clear of debris
  • Materials are stocked, available and in their labeled area
  • Ensure Chemical room is up to code and stocked:
  • Chlorine barrels are full and present
  • Chemicals are stocked and in their labeled areaOff season duties include routine property maintenance such as electrical, plumbing, HVAC, painting, carpentry and preventive maintenance.
  • Repairs or replaces defective equipment, components, or wiring
  • Records and reports all faults, deficiencies inHotsos, and other unusual occurrences, as well as the time and materials expended on work orders
  • Tests pipe or tubing joints and connections for leaks, uses pressure gauge or soap-and-water solution
  • Performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters
  • Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts
  • Cleans and inspects boiler; treats water with proper chemicals.
  • Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
  • Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment
  • May repair electrical locks and control panels to maintain building security
  • Responds to emergencies as required and trained
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
  • Maintains records of scheduled maintenance procedures
  • May perform exterior duties such as snow removal, parking lot mechanical repairs, as required
  • May move furniture; may assist others with production of conference center or amphitheater events
  • May obtain estimates for supplies, repair parts; orders parts as needed
  • Assists with other work in coordination with repair and maintenance teams
  • Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools
  • Joins pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit
  • Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills
  • Wraps pipes in insulation, securing it in place with cement or wire bands
  • Meas re, cut, thread, and bend pipe or tubing, using pipefitter\'s tools
  • Other duties and responsibilities as assigned
