Job Description: Under general supervision, performs a variety of routine-to-skilled maintenance duties in the operation, alteration and corrective maintenance of building facilities, equipment, and utility systems. Performs a variety of scheduled and unscheduled mechanical, plumbing, electrical, and other related duties with priority given to patient comfort and safety. Requires sound judgment and rapid decision making abilities during system failures to avoid injury to persons or damage to equipment. This worker may be required to perform any or all of the job duties listed below.

Primary Duties: 1. Conducts scheduled rounds of Plant Systems, documenting and making appropriate adjustments as required to maintain proper temperature, pressure, etc. Notifies appropriate personnel when the need arises. 2. Performs planned and corrective maintenance in various areas of the hospital environment. Performs these services in (but is not limited to) the following areas: electrical, mechanical, plumbing, pneumatic, medical gas systems, furniture, fixtures, structures, steam, water, waste, HVAC, electronic, alarms, data processing, emergency, and communications equipment or systems. 3. Under limited supervision, performs a variety of project services and tasks which involve general labor such as installation and demolition. Moves equipment and supplies and performs various carpentry tasks. Performs snow removal and other ground maintenance tasks. May be required to perform security services. Responds to applicable codes. 4. Minimum Skills:

  • *Electrical *- Repairs or replaces existing electrical components such as receptacles, switches, lights, ballasts, motors, fuses, circuit breakers, and wiring up to 220 volts AC. Demonstrates the knowledge of the differences between AC and DC. Troubleshoots electrical problems, orders proper parts, and performs repairs.
  • Plumbing - Repairs or replaces existing plumbing components such as flush valves, PVC pipe fittings, plugs, traps, faucets, and valves. Operates drain cleaning equipment. Troubleshoots problems, orders proper parts, and performs repairs.
  • Steam - Repairs or replaces components such as traps, gaskets, stations, or valves in low pressure applications. Performs water treatment analysis and makes necessary adjustments. Troubleshoots steam problems, orders proper parts, and performs repairs.
  • *Mechanical *- Installs and repairs drywall in metal-stud applications. Repairs or replaces existing ductwork, HVAC, and mechanical controls. Disassembles, troubleshoots, and repairs or adjusts mechanical equipment in accordance with manufacturer service literature. Troubleshoots mechanical problems, orders proper parts, and performs repairs.
  • Technical - Repairs or replaces components in systems such as Nurse Call, Dictation, Various Appliances, and HVAC controls. Troubleshoots systems or equipment, orders proper parts, and performs repairs.
  • *General *- Contacts manufacturers for technical assistance when needed and places orders for service and/or repair parts. Performs other job duties as assigned.
