Description

JOB DESCRIPTION:

  • Maintains the safe operation and maintenance of building facilities and has a proven competency in two of the following areas; electrical/wiring, mechanical/HVAC systems, plumbing/pipefitting or pneumatic tube station repair.

  • Is responsible for operating and maintaining specific equipment, conducting surveys and inventories, performing preventive maintenance activities, responding to customer complaints, and repairing equipment.

  • Repairs and adjusts doors, windows, closures, panic devices and locks.

  • Patches holes, installs escutcheons, repairs ceiling and floor tile as needed to maintain building appearance.

  • Makes minor masonry and wood repairs.

  • Installs pictures, coat hooks, other wall hung furnishings, and equipment as requested. Inspects, operates, repairs, and maintains in their area of competencies, electrical, mechanical, plumbing and Plant equipment and systems common to institutional facilities including lights, receptacles, circuit breakers, motors, switches, and alarms; pumps, valves, fans, compressors, HVAC systems heaters, tanks, emergency generators and similar equipment; expansion tanks, sinks, commodes, hot and cold water systems, circulating pumps and air vents, respectively.

  • May operate and repair steam systems.

  • May perform chemical tests on a daily basis on chilled water, condenser water, steam and hot water systems.

  • Adjusts chemical mixtures and feed rates as needed to insure proper levels of water treatment chemicals are maintained. Enters data into computer systems.

  • Maintains records and files; interprets applicable regulations and filing and auditing policies and procedures to ensure accuracy and compliance.

  • Performs related duties as required.MINIMUM QUALIFICATIONS:

  • A high school diploma or equivalent.

  • Minimum of 5 years of experience in building maintenance.

  • Working knowledge in their area of competency of HVAC, plumbing, electrical, Plant operations, structural, or general carpentry.

  • May require a valid Georgia driver's license and insurable driving record. Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop, and twist.
