Actalent Construction Project Manager in Daytona Beach, Florida

Description:

The Construction Project Manager will be responsible for overseeing, managing, and directing construction projects of various sizes and scopes from inception to completion. This individual will have a deep understanding of bid documents, including blueprints, finish schedules, maps, mockups, schematics, and shop drawings. Proficiency in Construction Management software is required, along with experience in ground-up construction and interior buildouts. The role demands attention to detail, self-motivation, and the ability to work professionally without constant supervision. This is a customer-facing position, requiring professional behavior and appearance at all times. This individual will sit on site on the active project in Daytona, FL. After project completion, will be sitting out of their Longwood, FL office from there on out for all projects - with occasional travel to the project sites in Central Florida.

Job Responsibilities:

• Oversee and manage construction projects from start to finish.

• Schedule and coordinate subcontractors to ensure contractual performance conditions are met.

• Prepare external and internal reports on job status, daily progress, estimates, change orders, and deliverables.

• Handle material ordering, dumpster management, equipment rentals, and site security and cleanliness.

• Review client and subcontractor contract requirements, bid on projects, and assist in obtaining permits.

• Communicate with subcontractors to ensure quality construction exceeds company standards and ensures client satisfaction.

• Conduct daily project reviews to ensure quality construction standards are met and projects remain within budget.

• Develop project schedules with subcontractors and clients, holding them accountable for meeting or exceeding expectations.

• Expand the subcontractor base and facilitate the onboarding process with Operations Administration.

• Proactively identify changes in project scope, ensuring appropriate measures are taken to adjust the project schedule and recoup costs.

• Work under tight deadlines in a fast-paced environment to plan and coordinate all aspects of the construction process.

• Perform other tasks as assigned in support of the Director of Construction.

Additional Skills & Qualifications:

Qualifications:

  1. Minimum of 7-10 years of experience in project management for the construction industry.

  2. Hospitality, Multi-Family or Assisted Living experience is required.

  3. Bachelor’s degree in civil engineering, construction management, or a relevant experience.

  4. Thorough understanding of commercial construction processes, including site surveys, general contracting, commercial interiors, and design-build projects.

  5. Proven ability to manage complete ground-up and site development needs for new projects, as well as design and renovation of existing buildings.

  6. Proven experience with construction project management software is required. Experience with Red Team is highly preferred.

Skills and Abilities:

  1. Proficiency in evaluating bid specifications and drawings to ensure full understanding of what is required to successfully bid and win the project.

  2. Strong communication skills to effectively interface with owners, architects, engineers, project managers, and other project team members.

  3. Strong analytical skills to prepare, analyze, and maintain accurate quantities and thorough take-offs from plans.

  4. Proficiency in estimating time, materials, and equipment required for job completion.

  5. Proven ability to follow up aggressively with subcontractors to ensure bids are received and to gain better pricing.

  6. Ability to manage and track project progress/status.

  7. Proven ability to meet deadlines and submit 100% of bids and budgets by the bid deadline
