SUMMARY

The Site Services Project Manager is a multifaceted role responsible for overseeing the entire site development phase of residential construction projects. This position demands strong project management skills, knowledge of site development processes, and effective coordination with various stakeholders. The individual will work closely with various customers, employees, jurisdictions and trade partners.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Site Assessment and Planning:

  • Conduct thorough site assessments, evaluating terrain, utilities, and environmental factors.

  • Develop comprehensive site development plans, collaborating with architects, engineers and other design professionals to align plans with the project.

  • Budget and Resource Management:

  • Prepare and manage budgets for site development activities.

  • Develops and maintains local subcontractor relationships based on defined category selection criteria (i.e. cost, quality, productivity, capacity, and service).

  • Procure necessary bids, equipment, materials, and subcontractors, implementing cost-saving measures when feasible.

  • Permitting and Regulatory Compliance:

  • Obtain permits and approvals from relevant authorities.

  • Ensure compliance with local building codes, environmental regulations, and zoning requirements.

  • Site Infrastructure Development:

  • Oversee installation of utilities (water, sewer, electricity, gas) and coordinate with utility companies and contractors.

  • Monitor progress and address delays promptly.

  • Scheduling and Coordination:

  • Develop and maintain a site development schedule, coordinating activities with project stakeholders.

  • Quality Control:

  • Implement quality assurance measures for site development work.

  • Conduct regular inspections to ensure work meets specifications and quality standards.

  • Address any deficiencies or issues promptly.

  • Communication and Reporting:

  • Ensure continuous and transparent communication with project stakeholders, including clients, construction managers, and regulatory agencies, providing regular progress reports and updates on site development activities, and promptly addressing any project-related issues by proposing effective solutions.

  • General customer service and client management through the preconstruction process.

  • Risk Management:

  • Identify potential risks related to site development and implement mitigation strategies.

  • Proactively address unforeseen challenges that may impact project timelines and budget.

    QUALIFICATIONS

  • Bachelor’s degree in Civil Engineering, Construction Management, or related field, or 4+ years relevant work experience.

  • Proven experience in site development for residential construction projects.

  • Strong knowledge of site development processes, regulations, and best practices.

  • Proficiency in project management software and tools MS Project, KOVA, or similar.

  • Excellent organizational, leadership, and problem-solving skills.

  • Effective communication and negotiation abilities.

  • Understanding of safety regulations and environmental considerations in construction.
