American Homes 4 Rent Field Technician Turn - San Antonio in Converse, Texas

The Field Technician Turn is responsible for facilitating and expediting the tenant turn process while ensuring Company property quality standards are maintained. Each Field Technician Turn is assigned a ‘portfolio of primary responsibility’ encompassing a designated assignment of single-family home units.

Responsibilities:

  • Responsible for make-ready repairs and inspection to any vacant homes as residents relocate.

  • Perform all make-ready duties including but not limited to: Punch-out & drywall repair, installation, floor repair, painting, and trash out.

  • Meet with Property Manager and Field Manager daily to coordinate and conduct move-out and key exchange.

  • May be required to attend eviction property set outs and eviction hearings.

  • Inspects general contractor vendor completed work and work-in-progress ensuring that workmanship conforms to specifications and adheres to Company standards. Ensures finished projects by verifying that all punch list items are completed within 2 to 6 days of work commencement. Directs general contractor vendors to take corrective action as necessary.

  • Ensures that the property inventory is maintained to Company standards including by conducting tenant turns, move-out inspections, and monitoring general contractor vendor and subcontractor work. Manages this process ensuring compliance with company-approved timelines and costs. Identifies required repairs and maintenance for long-term asset reservation purposes.

  • Coordinates and conducts tenant move-out process including physical move-outs and key exchanges, assessment of property condition and completion of reports, work scope requirements and turn cost estimates in order to assist the Resident Manager with security deposit reconciliation.

    Requirements:

  • Minimum 2 years’ relative Residential/Property Maintenance or related experience - Required.

  • Valid driver's license required.

  • Working knowledge of Microsoft Office (Word, Excel, Outlook) - Required.

  • Demonstrated knowledge of occupational hazards and safety methods (OSHA) - Required.

  • Experience using an Apple iPad - Preferred.

  • Experience with Resco and CRM – Preferred.

  • HVAC experience – Preferred.

  • HVAC knowledge recommended / Universal EPA Certification or HVAC Type II Certification- Preferred.

  • High School diploma/GED – Preferred.

  • The tech will frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 75 pounds.

  • Perform the essential functions of climbing a ladder (A-frame and extension ladders) to perform it duties also frequently will be required to walk; climb or balance; stoop, kneel, crouch, or crawl.

  • Removal of debris and leaves from roof gutters

  • Be able to operate all basic hand tools and power tools alike.
