Essential Duties & Responsibilities: Assist PM as needed with the following tasks, not limited to Inspect properties for initial photos and assist project manager with estimating / scoping. Inspection of ongoing scope items and monitor constructions schedule and escalate issues to the PM and vendor. Provide ongoing status of open projects they are assigned. Coordinate and assist in management of project documents and work orders (including calling vendors to check in on status) Assist with gathering information, photos and submitting / processing change orders Conduct final walks for quality inspection, photos and punch items They will not be carrying extensive equipment outside of what is needed to conduct estimates and possible conduct very basic punch items Supervisory Responsibilities: This position has supervisory responsibilities Competencies: Time Management Verbal Communication Project Management Pre-Con Meeting Facilitation Assessment Skills Accountability Punctual Planning Detailed Education and Experience: Education: Four year degree or equivalent work experience in a similar environment Experience: Preferred: Prior Project manager experience. Strong knowledge of the basics of plumbing, electrical, HVAC, flooring, drywall, painting, appliance, landscaping and irrigation systems. Valid driver's license is required. Organizational skills, attention to detail & high-performance standards. Good communication skills (both oral & written), and must be comfortable scheduling work directly with residents. Ability to work efficiently and to multi-task. Proven record of working independently and with minor supervision. An effective team player with a positive attitude. Bi-lingual a plus. Basic computer skills. Experience in Excel, Word, Outlook and Yardi Voyager preferred.
