This is a key position, serving one of our largest life sciences client sites.

About the role

The Supervisor uses personnel to provide a full line of maintenance and repair services. This includes general mechanical, electrical and HVAC, welding and general carpentry services.

This position is responsible for supervising a crew which includes HVAC mechanics, maintenance mechanics, electricians, pipefitters, welders, process instrument techs and machinists.

What you’ll do

Ensure that all facilities are operated and maintained in a cost-effective and safe condition in accordance with the approved budget and the customer’s requirements to fulfill contractual obligations.

Maintain a proactive relationship with customer, understand their business needs, and communicate those needs to CBRE management. Communicate with customers at all levels regarding maintenance requests, ongoing status reports, completion dates and other issues regarding services being provided.

Review and approve expenditures for tools, equipment, supplies, materials and additional Job requirements. May assist with input for preparation of facility budget.

Supervise facilities trades personnel including hiring, promotions, recognition, correction, and performance management. Plan, direct, and monitor the performance management process to include the development and implementation of work unit objectives that align with organizational and corporate priorities. Work closely with each employee to develop performance plans that encourage performance, technical and personal growth.

Prioritize and assign work for each crew member and contractor as needed.

Receive requests for emergency or non-scheduled work from customers and determine the priority and actions to be taken. Following Conduct of Maintenance principles, assign crew members to job assignments based on work order backlogs and priorities established by the planner/scheduler, and available hours.

Work closely with the planner/scheduler to establish and supervise a weekly work schedule. Review all completed work orders, verify time entries and log notes. Process work orders for closing.

Ensure that all crew members have received the appropriate technical, safety and procedural training and are qualified, before assigning work to them.

Serve as a departmental safety representative. Attend all facilities management safety meetings and conduct monthly crew safety meetings.

Ensure all Preventive Maintenance work orders are scheduled and completed within completion windows. Respond with appropriate documentation regarding deviations. Approve requests for procurement of maintenance materials and departmental supplies.

What you’ll need

  • High school diploma or equivalent. Technical background in electrical, mechanical, pipefitting HVACR, multi-craft or equivalent experience is a plus.

  • Previous Experience working in critical facilities such as: data centers, life sciences, healthcare is preferred.

  • HVAC Certification Preferred (Universal CFC, Refrigeration, etc)

  • Minimum of 7 years of Hands on Experience with installing, troubleshooting and maintaining HVAC and refrigeration systems

  • Knowledge of Purified Water Systems & Closed Loop Systems are Preferred

  • Ten years of facility maintenance experience. Preferred candidates should have three or more years of supervisory experience in management, budgeting, vendor management, operations and maintenance. Demonstrated ability to lead, supervise and motivate multiple crafts.

  • Demonstrated ability to effectively communicate both written and verbally at all levels; to provide coaching and feedback; to prioritize, set objectives and meet targets; and to provide high level customer service.
