Reimagine What's Possible The Senior Principal Specialist, Corporate Real Estate is responsible for carrying out a variety of tasks related to the acquisition, management and divestiture of real estate in the United States and Canada. The work of the incumbent has a broad range of involvement across the life span of a developed property, from business idea conception to final disposition. Duties include commercial leasing and build out of office space, leasing of industrial properties, purchase of real estate to support various business functions, and sale of properties deemed to be surplus. This position will play a crucial role in identifying, evaluating, and securing real estate acquisitions that align with the company's strategies and growth objectives. This position can be based at our Global Headquarters in Allentown, PA, office location in Houston, TX, or remote within the United States. Occasional travel will be required for remote. Principal Accountabilities: Develop and foster sound internal client relationships by coordinating the anticipated real estate and right of way requirements for assigned areas of responsibility. Prepares business cases and conducts thorough data analysis and due diligence on potential properties to determine viability for acquisition and provides valuable insight to support decision-making. Conduct negotiations for the acquisition of real estate interests, including land, facilities, rights-of-way. Prepare internal approval documents in compliance with corporate policies and procedures for all real estate transactions. Engage, direct and manage outside brokers, land surveyors, title abstractors, right-of-way agents and other professionals whose services are normally used in connection with real estate transactions, and work with outside legal counsel in conjunction with the internal law group. Ensure, in conjunction with the Environmental, Health and Safety group, that environmental site assessments are performed to identify and address potential property risks prior to executing any primary real estate transactions. Competencies require to be successful: Ability to concurrently plan, organize and manage multiple work assignments / projects. Effectively evaluate, direct and execute project priorities with project team members. Demonstrate both internal and external negotiating skills to successfully complete required agreements. The ideal candidate is persuasive, confident, and detail oriented. Effective interpersonal, oral and written communication skills. Qualifications: A bachelor's degree and at least five years of related work experience in a real estate (industrial or commercial experience preferred), finance, engineering and/or similar business function. Understanding of real estate principles, concepts and legal terms specific to Real Estate Experience with a proven record in handling complex real estate transactions. Experience in commercial matters and dealing with legal contracts. Experience in acquiring right of way is a plus. In California, the anticipated pay range is $99,850-$134,200 plus bonus. It's important to note that individual compensation packages are determined based on a multitude of factor, including but not limited to experience, and qualifications.
