With offices in Illinois, Wisconsin, Indiana, and Ohio, Pepper Construction is a national general contracting and construction management firm that primarily serves the private sector. Pepper Construction provides clients the experience and resources of a national company, combined with the hands-on approach of a local company. POSITION SUMMARY: As Preconstruction Services Sr. Project Manager you are responsible to lead estimates of up to $75M. Responsibilities include leading the budgeting efforts with input from Operations on the scheduling and logistics. Other responsibilities include leading design meetings on our CMR and Design Build projects. This includes coordinating the different design and engineering disciplines as well as coordinating with any design build trade partners. In this role you serve as the Preconstruction representative in client meetings and are an active participant in presenting and reviewing the estimates. Your understanding of the sub bidding process and how to descope all trades and building systems, along with the ability to complete quantification/estimate for all components of medium size project, is important. Safety is the number one priority at Pepper Construction and the Preconstruction Project Manager is expected to promote and exemplify safe work practices and ensure safety is appropriately budgeted in every project. In this role, you are expected to work with individuals at all levels of Project Management and Field Supervision to establish budget and operational priorities to help ensure a quality project. MAJOR RESPONSIBILITIES: Preconstruction Management: Perform detailed quantity take-off's Develop detailed pricing (possessing expertise in one or more trades) Build detailed scopes of work, by trade, and communicating with our trade partners to receive complete budgets and bid proposals Execute and effectively communicate Value Engineering/Value Analysis to owner Create basic schedule including staffing and logistic impacts for estimate Develop comparable building analysis Complete full takeoffs and pricing for Architectural, Civil, and Structural systems Assist in the creation of virtual design models for estimating (coordination with our internal virtual design in construction professionals) Perform building systems analysis and constructability reviews Apply knowledge of cost and pricing trends and develop escalation analysis Create conceptual estimates from limited information Leadership: Lead by building relationships, motivating others, providing clear and concise direction, and demonstrating cooperative teamwork Clearly communicate, at all levels internally and externally, both in writing and in conversation Provide timely training and guidance and serve as a mentor to less experienced team members POSITION REQUIREMENTS: * B.S. in Construction Management, Engineering, or related technical area * 10+ years' experience * Understanding of conceptual executive summary estimate (Building Systems & Uniformat) * Prior experience in a Preconstruction role with projects up to $75 million Pepper Construction is an Equal Employment Opportunity employer.
