NES Global, LLC Housing Maintenance Technician in Christiansted, Virgin Islands

I. SUMMARY OF POSITION This position is responsible for performing general maintenance and repairs within the established housing communities which includes but not limited to, household appliance maintenance, drywall and housing fixtures repair, painting, general plumbing and carpentry. The position holder will be responsible for identifying and diagnosing problems, completing service requests and maintaining the material and aesthetic condition of the community all while assuring full compliance of safety and environmental requirements. II. REPRESENTATIVE RESPONSIBILITIES 1. Perform routine maintenance and general repairs that do not require a specialized technician within the company housing communities, which includes household appliances, repairing drywall, painting and general plumbing and carpentry tasks. 2. Respond to and complete maintenance service requests in a timely and professional manner. Ability to identify and diagnose root cause relative to service requests received. 3. Organize and perform general duties, preventative maintenance and repairs consistent with residential operating and safety standards. 4. Conduct regular inspections of vacant homes and common areas to identify and address potential maintenance issues. 5. Assist with the preparation of vacant homes for new residents, to include ensuring all household appliances and fixtures are operable, general cleaning, painting and minor repairs. 6. Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, housing readiness status, work-in-progress etc. 7. Ensure all work is completed in compliance with safety and environmental regulations. 8. Repair and unclog toilets, sinks, bathtubs, showers and external drains. 9. Paint communal areas in homes and some exterior areas. 10. Assist in the preparation of the maintenance budget and help ensure a sufficient inventory of tools and supplies are on hand. 11. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants. 12. Schedule repairs that warrant special technical skills. 13. Ability to respond to emergency maintenance issues that may arise after hours, nights and weekends. 14. Perform other duties as assigned.
