Role-Specific Responsibilities

• Participate in the sourcing, assessment, and structuring of investment opportunities by critically evaluating the merits and risks of the investment through the development of financial metrics, models, and sensitivities.

• Preparation and presentation of investment committee memos for formal acquisition approval, with a focus on objectively assessing the merits and risks of each individual investment opportunity.

• Build and manage fund and deal-level financial models, with a focus on real estate fundamentals, tenant creditworthiness, cash flow forecasting, and returns sensitivities and analysis.

• Conduct market research to support the formulation of new investment ideas and opportunities.

• Understand the physical characteristics of each property, and the related competitive advantages and disadvantages it offers.

• Assess and critically evaluate the existing and potential operating characteristics of a potential acquisition or investment (revenue, expenses, capital expenditures, tenant credit, and leases).

• Independent production of presentations, proposals, acquisition offers / LOIs, external marketing materials, and internal analyses, with the ability to distill large, complex datasets and concepts in a concise and comprehensible manner.

• Lead and manage collection and review of due diligence process and documents and maintain communication with all relevant stakeholders involved.

• Prepare quarterly lender deliverables necessary to maintain debt covenant compliance, in addition to pro forma compliance certificates necessary to secure debt financing.

• Participate in the management and oversight of the SCREP real estate portfolio, including execution of asset strategy and administrative, financial, capital, and operations capacities of the property portfolio.

Requirements

Professional Qualifications

• 2+ years of work experience in Investment Banking, Real Estate, or Private Equity.

• Bachelor’s degree in a Business, Finance, Economics, or Real Estate Finance related discipline.

• Advanced proficiency in Excel and PowerPoint with a focus on creating investment memos, financial models, and marketing materials.

• Entrepreneurial skills and independence to lead negotiations, structuring, diligence, and closing of real estate acquisitions and investments.

• Experience in analyzing large data sets, deal underwriting, and reviewing legal documents and due diligence reports required for real estate investing.

• Strong organizational skills; must be able to manage and prioritize multiple business objectives and projects with the proper sense of urgency.

• Exceptional written and oral presentation skills; ability to present concisely and with detail, both internally and externally to lenders, board members, and other external parties.

• Proactive and strategic thinking mindset with an ability to create meaningful improvements to the SCREP platform, and the capability to handle multiple simultaneous workloads in a fast-paced and dynamic environment.

• Team player with exceptional work ethic, a positive attitude, and enjoys working in a collaborative and collegial environment with the desire to learn.
