Duties:

Trouble-shooting of electrical components of large refrigeration and air conditioning systems.  Must be able to read blue prints and interpret electrical schematics, control schematics and mechanical drawings.  Must be able to repair and maintain chillers, cooling towers, heat pumps and heating, ventilation, air conditioning, refrigeration equipment. (HVACR)

Maintain, repair, replace, relocate, remove, restore all HVAC systems to include motors, controls, coils, lubrication, filters, belts, and all controls and wiring.

               

  • Interpret and apply blue print specifications, building control diagrams/software and maintenance manuals.

  • Maintains systems according to established maintenance schedules and appropriate maintenance functions as indicated by the manufacture’s specification, Department guidelines and good trade practices to minimize breakdowns and other interruptions in service

  • Performs journey level work installing, modifying maintaining, repairing and overhauling of heating equipment, boilers, hydronic systems, pumps and building controls.

  • Assemble, install, test, and maintain electrical or electronic wiring, motors, equipment, appliances, apparatus, and fixtures, using hand tools and power tools.

  • Connect wires to control panels, circuit breakers, transformers, or other components.

  • Startup maintenance and shut down of all cooling towers and systems.

  • Responding to and maintenance of fire alarm systems. Including inspections of extinguishers and devices on a monthly basis.

  • Ability to read and interpret blue prints, specifications, control diagrams and maintenance manuals.

  • Repair and performs preventive maintenance to all boilers, HVAC systems, pumps, heaters, A/C units, exhaust systems, etc.

  • Performs repairs to all electrical, plumbing, security, wall, floor, and roof systems.

  • Inspects fire extinguishers and fire alarm systems and devices on a monthly basis, documents findings.

  • Unlocks campus gates and makes sure doors are unlocked for building use each work day.

  • Assists with the special event setups, moving of offices, classrooms, and laboratory furnishings.

  • Performs minor painting and replacement of ceiling tile.

  • Performs small scale installation of wall hangings, pictures, and building signage.

  • Troubleshoots and repairs when possible, minor door and lock issues of campus buildings.

  • Plows parking lots, and removes snow from campus sidewalks (with equipment and hand shoveling), up to 15 feet from entry doors.

  • Mows campus lawns, and does stringing trimming, weeding, and sprinkler repair and replacement.

  • Empties exterior garbage containers around the campus at least once per week.

  • Policing and cleanup of garbage on campus grounds.

  • Maintains all year-round grounds and snow removal related equipment.

  • Performs troubleshooting of kitchen equipment, and performs repairs if able.

  • Communicates with Director of Facilities any special requests that are beyond the ability or scope of technician to do repairs.

  • Inventories and orders maintenance related supplies, as needed, to maintain facilities.

  • Establishes and maintains a positive and cooperative working relationship with administrators, students, faculty and staff at Highlands College and Campus community.

  • Responsible for adhering to policies, procedures and practices on safety and operational instructions.  Complies with rules and regulations applicable to building codes.

    All other maintenance-related duties as assigned by Management.

    Required Qualifications:

     

  • High school diploma or equivalent.

  • Minimum of 4 years of experience in one or more of the following:  HVAC, electrical, plumbing, building system controls.

  • Must have a 3rd Class boilers license OR Must obtain a 3rd class boilers license within 9 months.

  • Possess good oral and written communication skills.

  • Possess a valid driver’s license with a good driving record.

    Preferred Qualifications:

  • License, certification or education in any of the following:  Cooling, refrigeration, heating, and ventilation, electrical, plumbing, building systems is highly preferred (submit copies with application).

  • Experience in troubleshooting, repairing and maintenance of

     

    • Cooling and refrigeration systems
  • Building automation systems

  • Heating and ventilation systems

  • Electrical including interior and exterior lighting systems.

  • Plumbing systems

  • Building systems

     

  • Experience with fire alarm systems

  • Proficiency with Microsoft or other computer programs

    Physical Demands

  • Lifting:  Floor to 30 inches, up to 50#.  Floor to 60 inches, up to 35#.  Floor to overhead, up to 50# sustained, with both hands.

  • Carrying: 2 handed front, carry up to 35# for 50 feet.

  • Pushing and pulling forces required for necessary tools and equipment related to the duties listed above.

  • Pushing and pulling forces required (handling, pushing, and pulling classroom and office furniture, file cabinets, and equipment): 30# sustained at waist level (60# optional)

  • Static trunk forward bending and twisting from a standing, crouching or kneeling position while using tools.

  • Reaching with your arms in all directions, including overhead with 5# in both hands, sustained.

  • Working overhead from various positions (standing, squatting, and kneeling).

  • Balancing when climbing and working on a ladder.

  • Use of various handgrip circumferences and firm handgrip positions while manipulating various tools and equipment (maximum 50#).

    WORK ENVIRONMENT:  The noise level is usually moderate to loud.  Exposure to any number of elements but none present to the extent of being disagreeable.  Maybe required to work in conditions including cold, heat, temperature swings, noise, outdoors and indoors, around mechanical, electrical, fume/odor, dust/mites, chemical and toxic waste hazards.  May be required to work in locations that involve hazardous environments requiring protective equipment that conforms to OSHA regulations and some physical discomfort due to temperature, dust and noise.
