Overview

The Executive Vice President of Property Development is a member of the Executive Leadership Team and a direct report to the President and Chief Operating Officer. Leading a team of 4 Senior Vice Presidents, this Executive Vice President will drive and own the outcomes for the Company’s aggressive new store growth plan, while also leading teams responsible for development and facilities management of all Company property (including corporate and buying offices, and the buildout of new distribution centers), and the Company’s sustainability, energy, and waste management programs. This leader will serve as a thoughtpartner to the President and Chief Operating Officer, as well as the broader senior leadership team in driving the company’s new stores pipeline strategy; downsize, remodel, and relocation strategies, and overall real estate management in support of Burlington’s aggressive growth and operating cost reduction plans.

The ideal candidate for the role should bring 20+ years of real estate experience, including demonstrated market planning experience and success to establish new store pipelines at least 2+ years out. The candidate should understand how to collaborate with brokers, property owners, and REITs to source longer-tail deals, and understand how to manage the deal assessment, logistics, negotiation, and approval processes to ensure the right outcomes for Burlington in highly competitive real estate markets.

Additionally, this leader will bring:

  • New Store Growth functional expertise – high volume new store opening program development, deal making, market evaluation, new store opening logistics management, broker/property owner/REIT relationships (with box sizes + site characteristics similar to Burlington’s needs)

  • Property Development and Management expertise – lease management, construction, site planning, store layout, project management and phasing, vendor management, and cost optimization

Key Accountabilities:

  • Oversight and leadership of the new store real estate development strategy including enhancing and expanding new store site selection strategy, market planning, analysis, and development. This individual must be highly collaborative in developing and implementing financial and operational real estate strategies that help Burlington achieve its desired unit growth and operating profitability results.

  • Develop process and team structure to assess stores currently below brand standard based on size, format and/or layout that store relocation is not possible. Establish and execute strategies to bring these store locations to brand standard with speed, efficiency, and cost effectiveness in mind.

  • Serve as a key business partner to the President and Chief Operating Officer, and senior leadership team to drive excellence in operational and financial execution with a disposition for continuous improvement across property development initiatives for Burlington.

  • Build and maintain a team of "A" players across the organization by recruiting top talent and fostering a high-performance culture. Function as a culture ambassador, implementing a strong performance-based culture based on partnership, accountability, excellence, continuous improvement, and an environment where people want to work.

  • Establish best-in-class processes and policies that drive improvement and operational effectiveness across all property development initiatives. Establish strategy, expectations, and measure with clear and concise KPIs.

  • Earn the respect of his/her peers, subordinates, and superiors for his/her integrity, ethics, and ability to set a standard of leadership for others to follow.

The ideal candidate will bring both strategic and operational real estate development leadership to the organization, serving as a key member of the senior leadership team. The EVP must be comfortable navigating a complex business and collaborating closely with multi-disciplinary teams to develop appropriate and achievable short- and long-term corporate objectives.
