ASR Group/Domino Sugar Punchout Technician in Boca Raton, Florida

FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.

Job Purpose :

Under the supervision of the Maintenance Supervisor and Property Manager the Maintenance Technician is responsible for general maintenance repairs in the community. Specific duties include housekeeping, grounds, general maintenance, plumbing, HVAC, electrical and appliance repairs. Will assist with apartment refurbishing and service orders.

Essential Functions :

  • Primary focus on Apartment turns

  • Prompt and courteous handling of all resident service requests

  • Maintenance of vacant apartments according to schedule

  • Maintain an adequate inventory of parts and supplies

  • In charge of setting up preventative maintenance programs

  • Assist in the development and maintenance of safe working conditions

  • Responsible for keeping neat, orderly and safe workshop and storage areas

  • Maintain and repair all heating equipment such as coils, fans, blowers, controls etc.

  • Perform general carpentry repairs

  • Dispose of litter and debris in hallways on entire property

  • Clean hallways, walkways, common areas and front of the property on a daily basis

  • Change light bulbs when necessary

  • Maintain pool areas

  • Check emergency equipment on a daily basis and replace batteries if needed

  • Repair or replace electric motors, controls and auxiliary equipment

  • Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls

  • Maintain, repair or replace air conditioning compressors, if licensed and qualified

  • Other duties as outlined by the Maintenance Supervisor/Property Manager or Regional Manager

  • Comply with all state and federal regulations relating to waste disposal, hazardous chemical labeling and handling, etc.

  • Maintain and repair electrical panels and protective wiring including all property lighting

  • Report any dangerous maintenance situations to the Maintenance Supervisor and Property Manager

  • Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies.

  • Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.

  • Responsible for knowledge of management company and community policies and procedures.

  • Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance at all times.

  • Must have a valid driver’s license and automobile insurance coverage at all times.

    with both management and employees. Ability to coordinate and perform multiple projects simultaneously. The ability to organize and prioritize workload is essential.

    Minimum Qualifications

    Education:

    High School diploma or general education degree (GED) preferred but not required. One year related experience or training is required. English preferred (bilingual a plus)

    Experience :

    Maintenance/janitorial experience or experience in related field. Formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, heating equipment, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems, or an equivalent combination of experience and training. Willingness to pitch in and work in areas other than strictly repair maintenance, i.e., janitorial, custodial, gardening, painting etc.. Ability to work with persons of all ethnic and family backgrounds and the ability to work effectively with residents. Ability to assist the Maintenance Supervisor, Property Manager and Regional Manager in his/her duties as needed.
